Blogging when you're just plain Sad

I know some of you wonder where I disappear to. I'll be really active here at AR and then I won't be around for a week or more. I'm a pretty private person aMaude Ellennd blogging is already somewhat of a stretch for me. That being said, it's sometimes just hard to share the hard parts of your life.

Last week Maude died. Maude was my mother-in-law for 20 years. She had only one child and I am married to him. Maude would have been 97 this October. She still lived in the house that she and Joe bought 59 years ago. Now, Joe lives there alone.

Joe is 96. He really has no business living in this house alone. The house is south of Cleveland, Ohio. That's a good 9 hour drive from Nashville. It has 2 bedrooms and only one bath. All of these things are up a very steep flight of stairs. The washer and dryer are in the basement. Not that he was using them. We have suggested assisted living arrangements and possible in-house services. He is of sound mind and doesn't want to be told what to do. Neither would I probably. But when do you step in and say "you just can't live here by yourself anymore."?

I'll miss Maude. I can't be too sad. She lived at home until a month ago. She was almost 97 and had a good live. She wasn't ill. Didn't have a prolonged illness. Many don't have it this good.

Anyway, if I'm not here, it's usually some prolonged family issue and I'm not focused. It's not that I don't think of you. Thanks for reading.

Franklin TN Real Estate - River Landing 2010 Mid-Year Market Report

Franklin TN Real Estate - River Landing 2010 Mid-Year Market ReportRiver Landing

River Landing has had two properties sell this year. That is double the number they had in 2009 in the firstRiver Landing half of the year. There are currently 4 homes on the market, 2 of them have inspection contingencies. All of this information leads us to believe that the market is, indeed, picking up in this area.

The homes in the front section of River Landing were built by Drees and Beazer Homes. Those in the rear portion of the neighborhood were either built by them or custom builders. The homes in the back are also larger and tend to sell for quite a bit more.

River Landing

River Landing homeowners have the option to join the Legends Ridge swimming club. There is a bike path that runs the length of River Landing Drive. It's blacktop and perfect for running, walking or biking. The views of the farm adjacent are peaceful and relaxing.

NEVER Pressure Wash A Deck!

I found this incredibly interesting. I was just lining up someone to pressure wash my deck and then restain it. Not anymore. I've printed the info and am looking for these products that Jay reccommends.

It's important to inform ourselves about the best way to take care of our homes. They are our largest investment!

Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):

I tell my neighbors.  I tell my clients.  I tell everybody who will listen.  NEVER pressure wash a deck!  When the pressure-wash companies send their college kids to knock on my door to "wash" my deck, I tell them why they should not be doing that to decks!  When I see their trucks*, they advertise cleaning decks, patios, siding, roofs - you name it!  Don't do it!

The older the deck, the worse the wood reacts to pressure washing.  The big mistake is that companies and homeowners have a tendency to set the pressure way too high.  But even at low pressures the deck can become damaged.

What does pressure washing do?

  • It removes loose material and leaves a gafillion dangerous splinters and gaps.  Those gaps open up further letting in more damaging sun and water.
  • It removes the natural oils in the wood that are not replaced with sealants.
  • It causes wood to dry quickly causing cupping and warping.
  • It causes damage.
  • It loosens nails as the wood expands.
  • It can cause water to enter the house.

So what to do instead?

There are various, excellent, gentle cleansers out there.  Be sure to select cleansers that do not have caustic lye or acid, or say not to use around children, pets or water features.  A company called Dekswood makes an excellent cleanser that can be followed with sealants.  And the so-called "oxygen" cleansers, with the active ingredient of sodium percarbonate, are great and don't damage the wood, the kids or pets, the house or the yard.

You MUST seal your deck after cleaning.  The sun does more damage to your deck than rain and snow.  BE SURE TO USE A SEALANT THAT HAS UV INHIBITORS IN ADDITION TO WATER PROTECTION.  Read the label.  It will tell you what the contents are.  Water proofing alone is not enough.

My recommendation:  Keep your deck gently cleaned and protected and it will last many decades.  Not doing so makes it unsafe and age much faster.

* I once gave my spiel to a guy sitting in his company truck in a parking lot (with a smile on my face) and he told me he would NEVER pressure-wash his deck.  He said he sees what damage it can do later!

Brentwood TN Real Estate - Raintree Forest 2010 Second Quarter Market Report

Brentwood TN Real Estate - Raintree Forest 2010 Second Quarter Market Report

Raintree Forest

Raintree Forest is one of the few subdivisions where the prices actually increased over the same period in 2009. 2009 started off slowly with their first closing not happening until May. 2010 wasn't a lot better with only 2 properties closing the first quarter and then 6 in the second.

# Transactions # in 2nd Quarter List Price Sales Price DOM
2009 4 4 $423,200 $396,250 133
2010 8 6 $427,206 $418,831 58
% Change 200% 50% 1.00% 6%

-55%

Raintree Forest

The sales prices were down considerably in the first 6 months of 2009. One home, in particular, sold for $350,000. This is very low for this neighborhood. This particular home backed up to large electrical lines and many Buyers are not inclined to have this view from the back of their home. When we removed it from the market report,  it put the increase at 6% instead of what would have shown as an 8% increase over 2009.

Days on the market is down by half. That should be encouraging to the 12 homes that are currently for sale. Of the 12, 2 are under contract. The average asking price is $466,650 which is probably a little too high.Raintree Forest

Raintree Forest is a very popular place to live. With it's swimming pools, walking trails and park areas, there is something for everyone. Most of the homes were semi-custom built in the late 80s and mid 90s. In 2000 a new builder came in and developed a new section with a more contemporary interior.

Franklin TN Real Estate - Founders Pointe 2010 Second Quarter Market Report

Franklin TN Real Estate - Founders Pointe 2010 Second Quarter Market Report

Founders Pointe Market Report

Founders Pointe consistantly out performs other neighborhoods in Franklin and Middle Tennessee. The Franklin/Brentwood area saw sales increase of almost 30% over the same time in 2009. Founders Pointe sales are up 260% over the same period.

# Transactions # in 2nd Quarter List Price Sales Price DOM
2009 5 1 $313,318 $297,800 85
2010 13 10 $306,942 $294,653 80
% Change 260% 1000% -2.00% -1% -6%

Founders Pointe

With 5 Active and one Pending there is just a 2.5 month supply of homes for sale. Compare this to the 7.5 months supply that exists almost everywhere else and it's almost considered a shortage. We've been celebrating that inventory has finally being reduced in most areas! But it is still a Buyers Market. Prices here have also fallen less than in many of the Middle Tennessee neighborhoods.

Founders Pointe sits on the west side of Franklin but is just minutes to all the fun activities that Franklin has to offer. It has it's own swimming pool and mini-parks with play areas scattered through the neighborhood. Will sidewalks on all the streets this kids are safe to play outside.

Founders Pointe

Homes in this neighborhood are mostly priced between $250,000 and $350,000 and have between 2000 square feet and 3200 sqft. The average home is usually 4 bedrooms with 2 full and 1 half bath at about 2600 to 2800 square feet.

New FHA loans MORTGAGEE LETTER & Explanations about Credit Scores - Make Your VOICE Heard

This post was written back in January of this year, but it provides up-to-date information that ALL Realtors and potential HomeBuyers need to know. It may be a Buyers market out there but purchasing a home can be anything but EASY.

Please read Jeff's blog. He can keep you informed with all the information you need to get a mortgage.

Then, if you're ready to purchase a home in Middle Tennessee, give me a shout!

Via Jeff Belonger -- The FHA Expert.com -- FHA Loans -- FHA mortgages - USDA loans (Infinity Home Mortgage Company, Inc):

Important Blog Today – FHA loans & HUD’s changes - You can make your voice heard. Please read further..

fha loans & fha mortgages

So much has transpired in the last week with FHA loans and there are things that you need to know and understand why some of these changes took place.

Last week HUD put out their policy changes and what could take place in the near future. FHA loan changes go from fact to fiction. The next day, they put out the official HUD mortgagee letter, ML 2010-02.

Overall, I have noticed several comments that either the commentor seemed confused about the changes or believed that the changes would be no good and or destroy home buying. Which will lead me into my next blog tomorrow. We must ABOLISH FHA loans. (please stop by tomorrow for any eye opener)

Some important FHA changes -

What were the FHA loan changes by HUD? Please read : FHA loan rumors become a reality. Keep in mind, the only change that is official is # 1. The other specified changes will be posted in the Federal Register in February, and after a notice and comment period, would go into effect in the early summer.

1. Raising the FHA UPMIP (upfront mortgage insurance premium) - So many keep saying that this is an added expense to borrowers at closing. Yes & No. This statement is misleading, even though it appears on the HUD settlement statement. In reality, you are allowed to finance this upfront mortgage insurance into the loan. The new change was only 50 basis points, going from 1.75% to 2.25%. This change will go into effect on or after April 5th, 2010, with all new FHA case numbers assigned.

Example on the difference :

On a $300,000 loan, you are talking about an additional $1,500 added onto the loan. This equates to an additional $8 per month. That is not much to disqualify someone, unless you were already exceeding the debt-to-income ratios already.

Why was this change made?  To help re-establish FHA's capital reserves. David Stevens gives an explanation to some of this in FHA changes.  Just a FYI - David has just recently joined us at Active Rain and was appointed the Assistant Secretary of Housing in early 2009. I wanted to share my thoughts because some of my views slightly differ from what Mr. Stevens wrote in his blog post.

2. FHA credit score changes & down payment updates - With all FHA loans, you still don't need a credit score. Keep in mind most lenders and investors have what are called lender overlays.  The lender can add to the FHA guidelines. Why would a lender do this?  To make it more sellable to other investors on Wall Street.

This is a change that is not really a huge change. You must now have a credit score of 580 or above in order to be allowed to use the regular 3.5% down payment guideline. Any score below this, the borrower will need at least 10% down. Why is this not such a huge concern? Most lenders are at 620 and several are at 640. The reason being is that most investors on Wall Street don't want to purchase loans less than a 620, because more loans under this score don't perform as well.

Credit scores under 620 - Yes, there are a few investors that allow for scores under 620, but BUYER BEWARE. Just because a loan officer has this program, doesn't mean that it will happen. On top of that, most lenders have major penalties if you fall under the 620 score. These penalties are anywhere from a 1/2% in rate to up to 2 additional points in fees, and sometimes both. Why?  Because that lender will portfolio that loan, hoping that they can sell it in 12 months. The additional points and higher rate is to help with their risk, for those loans that don't perform.

My opinion on this?  Work with a trusted loan officer that is not pushing the lower credit score. Work with a loan officer that will help you get your credit scores up in 6 months to a year. So what you missed the first time homebuyers tax credit. Because of the difference in fees and rate, it will cost you more money over the longer period than if you just waited and worked on your credit.

3. FHA seller concessions from 6% to 3% in seller help - Mr. Stevens stated this in his blog, FHA changes. "The current level exposes the FHA to excess risk by creating incentives to inflate appraised value.  This change will bring FHA into conformity with industry standards on seller concessions."

Hey, I love making loans, but I will have to agree with HUD's assessment here. Now, I will say this though. It will hurt many markets across the U.S. Especially those families that are middle to lower income and those buying homes that are priced at $160,000 or lower, especially those at $90,000 and less.

Overall, we can have that whole argument that you need skin in the game, etc, etc. On all FHA loans, the borrower still needs 3.5% of their own money into the transaction. Sure, you can get a gift from family members, or even grants, and or even money from non-profit organizations. But the outcome in my opinion, could dampen the housing recovery even more. And that is why you can voice your concerns and add comments to the Federal Registry. FYI - I will be posting a powerful blog tomorrow on Abolishing FHA loans overall. Please stay tuned.

Make your VOICE heard in February 2010

The Federal Register

PS.. - Reminder - I will post a new blog when these changes become public on the Federal Registry, allowing everyone to voice their opinions. Here is when you can stand up and be officially heard. YOUR VOICE.

Active Rain - Why do I not get emails from you anymore?

Active Rain - Why do I not get emails from you anymore?Active Rain EMails

Up until recently, when an AR member, or anyone for that matter, emailed me, it came to my Outlook and I knew to log in. When anyone made a comment on one of my posts, it sent me an email. That way I always knew when I had comments that I needed to respond to.

Now, I'm on AR almost every day so I'm catching these things, most of the time. But twice in the past few weeks another AR member tried to send me a REFERRAL! For heaven's sake, these people think that I'm not intersted when I don't respond in a timely fashion. If I send out an email to someone with a referral, and they don't respond w/in 24 hours, I send it to someone else!

When I find out that this has happened, I'm going to be a very unhappy Rainer. So tell me what's wrong. OK?

Brentwood TN Real Estate - Copperfield 2010 Second Quarter Market Report

Brentwood TN Real Estate - Copperfield 2010 Second Quarter Market Report

Copperfield

Copperfield's home sales have really picked up in 2010. From only one in the first half of 2009 to 5 in the first 6 months of 2010. With only one example for 2009 it's hard to say a lot about pricing. From this indication the sales prices are only down 1%. Not terrible in the given market.

# Transactions # in 2nd Quarter List Price Sales Price DOM
2009 1 1 $285,000 $255,000 96
2010 5 2 $266,260 $252,080 75
% Change 500% 100% -7.00% -1% -22%

In Copperfield, there are currently 6 homes on the market with an average asking price of $301,283. It Copperfieldsounds a little high but the actual asking price per square foot is on par with the 2010 sales this year. The sold homes averaged $117.19/sqft asking price and those for sale are at $117.69. The homes in this neighborhood are often one story with a bonus room up over the garage. The builder kept many trees when building here in the late 80s and early 90s giving it a distinctive feel.

Homes priced between $250,000 and $350,000 saw a 10% increase in sales in Brentwood Davidson County compared to a 35% increase in the same price range in Brentwood and Franklin, Williamson County. This was one of the strongest price points throughout the middle Tennessee area.

The Copperfield subdivision is located between Old Hickory Blvd and Cloverland, this neighborhood is easy to access from Nipper's Corner and Brentwood. There is grocery shopping, Starbucks, and restaurants in easy walking distance.

Nashville TN Real Estate - Bradford Hills Second Quarter 2010 Sales Report

Nashville TN Real Estate - Bradford Hills Second Quarter 2010 Sales Report

Bradford Hills Nashville TN

Sales were up 8% for the first half of 2010 in Bradford Hills. That's a great number but the Second Quarter numbers were even better. The number of closings between April 1 and June 30th were double 2009. One assumes that most of the sales were due to the First Time Home Buyers Tax Credit which expired June 30th.

# Transactions # in 2nd Quarter List Price Sales Price DOM
2009 12 5 $207,838 $203,991 52
2010 13 10 $199,866 $193,346 75
% Change 8% 100% -4.00% -5% 44%

Bradford Hills Nashville TN

The Bradford Hills neighborhood sales prices were down 5% overall. This is probably because 4 of the 10 sales were either foreclosures or short sales. Both usually sell for less than market value.

Bradford Hills Nashville TN

With all the shops located along Nolensville Road and across in Lenox Village, Bradford Hills is even more popular as a neighborhood. Homeowners can walk to get a Pizza or Mexican dinner, buy children's clothes or send flowers to their mother.

Located South of Old Hickory Blvd and between Nolensville Road and Edmondson Pike, homeowners have easy access to downtown, Cool Springs, Brentwood and most areas of Nashville.

If you're thinking of Buying or Selling in Bradford Hills hire an expert who knows the area.
