Franklin TN Home Sales 2008

Studying the numbers in Franklin for 2008 was very enlightening. Sales, like everywhere in Middle Tennessee were down. OK, like everywhere in the country. My bad. Anyway...

While sales in general were down 30% in Franklin, new construction sales were up considerably. Over 63% of the sales in 2008 were new construction. In 2007 the same number was only 42%.

Number of homes Closed in 2007 were 1831

Number of homes closed in 2008 were 1283

There was a certain amount of consistancy throughout the year in that sales were down each month. The extreme decreases were in the months of January, February, November and December. First quarter 2009 will show how that trend is changing.

Training for the Music City Half Marathon and What it has to do with Real Estate!

Part One of a 12 week series leading up to the Music City Half Marathon on April 25, 2009 here in Nashville Tennessee.

It all started in 2008. I decided that I needed to prove to someone, myself maybe?, that turning 50 was a good thing. I work out with a trainer and she was once again preparing to run the Music City Half Marathon. I listened to her talk about it week after week during our workouts. Finally, it just got to me.

She's not much younger than me, I said to myself. What's to keep me from doing this??

So, without telling her anything, I decided to do it. I didn't have anyone to train with, wasn't exactly sure what was involved so I did a little investigating and asking around. Then I saw the ad to Train with Team Rio and I signed up.

Let me stop here. There is a band called Diamond Rio, you probably know them by their hit One More Day. They happen to live locally and a couple of them run the marathon every year. They teamed up with the local chapter of Big Brothers and Big Sisters of Middle Tennessee to help them raise money.

So, I type in the website and follow the links to sign up. Then I downloaded the training schedule and went to meet them on Saturday. The rest is history.

Through the next few weeks I'll be telling you more about the program, but for now this is what's involved.

A Half Marathon is 13.1 Miles.

To run 13.1 miles one needs to build up to it. Each week we run a little farther on the weekend "long run". My friend Jennifer decided to train with me this year.

Because we weren't totally organized, we met at Concord Park in Brentwood and did a  5 mile walk/run. I had my dog, Sweet Pea, with me. You know how dogs "just like to go". Well that created a little too much chaos. She will not be training with us in the future.

Next weekend, we're serious. We'll be signed up with Team Rio and will head out on their schedule. Watch for it.

Now, you're probably wondering, What does this have to do with Real Estate??

The truth is Everything. I am rambling about a Marathon that we were not ready to start trainging for. We've talked about it for 3 or 4 months now and when the time came we had not prepared. Running a marathon is no different that doing a listing presentation. It takes Knowledge and Preparation!

When you're called to do a Listing Presentation, you don't just throw your clothes on, grab your briefcase and run! You get on the computer and find out everything you need to know about the property. Then you do a market analysis. And if you've been selling Real Estate for any time at all, you have a listing presentation that you can now tailor to the prospect.

Trust me. I did this Half Marathon last year. I want to be better prepared this year. We're going to beat my time of 3:01:40!

Nashville TN Home Sales Report 2008 - Trends in the Market

Nashville TN Home Sales Report 2008

 

Home sales in Nashville were down 25% in 2008 vs 2007. This is not surprising since the Stock Market took a small dive late last summer and Consumer Confidence has plummeted in the past few months. This however does not cover the entire story.

If sales are down 25%, then that means that 75% of the home sold. Not everyone ends up happy with this scenario, but in effect, 75% of the sellers were able to accomplish their goal of moving from there home, for whatever reason. AND in this case, over 4300 people were able to realize their goal of purchasing their next or new home.

In January 2009 there were 2540 Active Listings or a 7 month supply. This is down from previous highs of 9 to 12 months of supply. It is still a buyers market, but inventory is beginning to move.

Sales have actually increased since the election in November, and the word is that they will continue to get back on track as the public watches, hopefully, our new President.

 

 

Prices decreased slightly. But considering what you are reading on a daily basis, this is nominal. From neighborhood to neighborhood, you will see some variation.

Nashville TN Real Estate prices are all over the board. Depending on which neighborhood you live in, and which school district.

Holt Woods Subdivision is in the Nipper's Corner area in South Nashville, Davidson County. It's in the John Overton High School disctrict and is zoned for Shane Elementary and Oliver Middle schools.

This cute house is 1760 square feet with 3 bedrooms upstairs. All of the floors on the main level are hardwood. There is a formal living area that could easily be used for an office, formal dining room, eat in kitchen has been updated and opens to the great room.

 

Located at the end of Call Hill, the street is not a cul-de-sac, but has a short street off the end of it. Not a through street, it is very quiet with very little traffic.

Franklin TN Real Estate, 2008 Market Trends for River Landing Subdivision

Sales of Homes in River Landing were down 20% in 2008 over 2007 sales. The average sales price was up about 4% , but the Days on the Market were up over 100 days. The numbers are as follows:

Number of Homes sold in 2007 : 12

Number of Homes sold in 2008 : 10

Average Days on the market in 2007: 90

Average Days on the market in 2008: 119

Average Sales Price 2007: $655,641

Average Sales Price 2008: $681,335

 

Average Price/Square Foot 2007: $153.58

Average Price/Square Foot 2008: $144.29

 

River Landing sales prices were not down a lot, but the price/square foot was down significantly. This shows that more larger homes sold in 2008. Of the 10 sales in 2008, only ONE home closed after 8/15/08. That would indicate that since the additional Market Slowdown last summer, sales are down at a greater pace. Also, there are currently no pending sales and there are 5 active listings on the market. This would indicate that there is a six month supply of inventory in this neighborhood. The active listings have been on the market for an average of 167 days.

River Landing is such a beautiful neighborhood. It's walking/bike trail starts at the entrance and goes all the way to the river. You can look out at the adjacent farm as you wander on this partially shaded path.

A 5 year old's request for a T-Shirt results in 4 Busloads and Over 200 people heading off to Washington DC!

How can the simple request of a 5 year old cause so much action you might ask?Last summer Javion McClain was attending a Braves game in Atlanta with his family and he asked to purchase a souvenir. A ballcap maybe? A play tomahawk? No. He wanted an Obama T-Shirt that read "Tell your Mama to vote for Obama!" Unfortunately they didn't have one in his size, but his interest in the Obama campain only increased after that.

Dad, Troy, promised his sons that if Obama won he would take them to Washington DC for the Inauguration. Well November 4, 2008 is history. Troy told some friends at church about his plans and before they new it over 200 people had signed up to go!

The trip is now being sponsored by one of the oldest African-American churches in Nashville, Tennessee, Providence Missionary Baptist Church. This church, founded in 1868 by freed slaves is one of the largest in Nashville. I have personally never attended this church but I understand that they have one of the best Choirs in town!

Tonight at 10:00pm 4 buses will leave from Providence on their journey to watch history in the making. On board will be Gail Kerr, columnist and George Walker IV, photographer from the Tennessean. You can follow their trip on line http://roadtrip2dc.blogspot.com where Gail and George will add updates as they go along.

Most of the planning was done by Troy himself. He found their hotel rooms in Baltimore and has made reservations for them to eat at a Golden Corral, an IHOP and a Cracker Barrel. I saw an interview he did earlier this week. When asked about all the work involved, he just responded that "it wasn't any trouble". I can wait to hear how the trip went. Bon voyage everyone!

Sales of Homes in Founders Pointe were down 10% in 2008 over 2007 sales. The average sales price was up about 2%, but the Days on the Market were up over 60 days. The numbers are as follows:

Number of Homes sold in 2007 : 22

 

Number of Homes sold in 2008 : 20

Average Days on the market in 2007: 49

 

Average Days on the market in 2008: 63

Average Sales Price 2007: $312,548

Average Sales Price 2008: $318,725

Founders Pointe has mostly bucked the trend in Middle Tn. Most prices have gone down between 5% and 15%. Also when researching the days on the market, many homes were listed multible times before selling. You find this in the Expired and Withdrawn sections of the report. Oddly enough, there were NO expired listings for the entire year and only 3 of the sold had been withdrawn and relisted. If you're looking for homes in Franklin TN, Founders Pointe is a great neighborhood to consider. It's convenient to downtown Franklin, it is an easy neighborhood to walk in and has numerous playgrounds and a wonderful pool area.

Dream of Attending the Historic Inauguration of Barak Obama comes TRUE for lucky High School Senior!

US Representative Jim Cooper, from Nashville TN, like all US Congressmen received tickets to the Barak Obama Inauguration to hand out as he so chose. He had over 6000 requests for tickets but decided to give 198 to leaders in the African-American community, College Students, and to volunteers of the Obama campaign. Others were won in a lottery. Ted Helm, a Rotary Club member with Jim Cooper, also donated round-trip airfare and hotel accommodations to one lucky winner.

Quincy Robinson, a senior at Martin Luther King High School learned Monday evening, at a gathering to announce the winners of the tickets, that he had not only won tickets to the inauguration but that he and his mother would have their airfare and hotel taken care of too!

The Congressman and his staff wanted to award the package to someone special and deserving. Because MLK is an excellent school, and the name being significant to the upcoming event they decided that a student from there should be given the package. They then contacted the principal Schunn Turner to ask for a suggestion.

Mr Turner chose Quincy because "He volunteers in the office at the end of the day. He always has the same smile every day". Quincy also tutors disadvantaged women returning to school. He plans to study Math at college next year.

Congratuations Quincy and Enjoy your TRIP!!!!

Recycle, ReUse, Reduce! Granbery Elementary setting a good example for our Youth!!

In the past few years I have become more and more conscious of the amount of garbage we produce at our house. We have recycled for years even though there is no curb side pickup in our neighborhood. This usually means that the "stuff" rides around in my trunk until I can go by one of the recycling centers.

Last year, while recycling at Granbery Elementary on a Saturday morning, I had the chance to talk to Sherry. She started the Granbery Recycling program in 1986 as a way to teach the kids about the earth and what we put into it. Not only has this been a great teaching tool, the money raised goes back to the school.

Up until last year, when Metro opened a 24 hour/7 day a week recycling center in the parking lot at the WalMart Market at Nippers' Corner, they raised close to $10,000 annually. The numbers are down considerably! This was enough information to cause me to go ONLY to Granbery to do my recycling!

But, then I had to arrange my schedule to do it on Saturday mornings. No longer. Now the recycle receptacles are there all day Friday and every Saturday morning until Noon. The best part about going on Saturday is that there are usually several students of Granbery there to help unload your car!

 

 

I feel very passionate about this program and would hate to see us loose this wonderful fundraiser for our local school and the opportunity to teach these children that finding a way to reuse, reduce or recycle is very important to our environment!

Sales of Homes in Chestnut Springs were down 60% in 2008 over 2007 sales. The average sales price was down about 3% , but the Days on the Market were up over 100 days. The numbers are as follows:

Number of Homes sold in 2007 : 18

Number of Homes sold in 2008 : 7

Average Days on the market in 2007: 66

Average Days on the market in 2008: 101

Average Sales Price 2007: $306,598  or  $145/sqft

Average Sales Price 2008: $309,571  or  $141/sqft

Chestnut Springs sales prices were not down a lot, but the number of sales was down significantly AND only 1 of the 7 homes closed in September and none after that. There are currently no pending sales and there are 7 active listings on the market. This would indicate that there is a full year supply of inventory in this neighborhood. The active listings have been on the market for an average of 146 days.

Since the big market upset in September and October, sales have slowed dramatically. Buyers are becoming more market savvy and are looking for deals.
