Nashville Lawn and Garden Show Thursday March 1 to Sunday March 4!

The 23rd Annual Lawn and Garden show is presented by the Horticultural Association of Tennessee. Taking place at the Tennessee State Fairgrounds, this is one of the Largest garden shows in the South.

There will be over 20 displays by Professional Landscapers with many featuring waterfalls or fountains or decorating structures. There will be 20 free lectures on a variety of landscaping subjects along with 250 booths selling everything from Products to Services to help you achieve the Landscape you desire.

The hours are:

10am to 8pm Thursday through Saturday

10am to 5pm Sunday

January 2012 Market Trends

Home sales in Brentwood TN have really picked up this year. With the mild winter, Buyers have started their spring shopping early in 2012. Not only have the number of sales increased compared to the same time last year, prices have seen a nice increase too.

Brentwood TN Real Estate shows that there are currently 96 homes pending at an average asking price of $631,722.

There are currently 385 homes for sale in Brentwood with an average asking price of $639,900. This is just over a 9 month supply. Those for sale are priced considerably higher than those closed. That may explain the increased days on the market. The Active listings have been on the market for an average of 99 days.

The Brentwood TN Real Estate market has seen it's largest increase in New Construction area. Of the 96 homes pending, 72 are new construction, 75%! Of the Active listings, 103 are new, or 27%.

Garage Sale Fundraiser for Big Brothers Big Sisters of Middle Tennessee

Friday March 2nd and Saturday March 3rd we will be hosting a Garage Sale at 761 Elysian Fields Road. This is on the West side of I-65 just off Franklin Road, near the Governors Mansion!

Some Items have been donated specifically for Big Brothers Big Sisters and all of those Dollars will go directly to them. Other items are being sold as in a regular Garage Sale with a Percentage going to Big Brothers Big Sisters of Middle Tennessee.

If you have items you were planning to give to a charity and would like the money to go to Big Brothers Big Sisters of Middle Tennessee let us know. We can pick them up or you can drop them off.

This Garage Sale Fundraiser for BBBS is going to be a Mega Sale. Almost everything in this house is for sale and will be sold! There will be lots of Furniture, Kitchen items, dishes, linens, and Knick Knacks!

I was just finishing up my blogging and commenting for the day when I stopped by the Home page to see if I'd missed anything. Sheila Anderson was featured with If it Walks Like a Duck... She was ranting about the problems here at AR. We've all done it recently. I just did it this morning, again. Bob and Kerrie both responded to her post.

I thought that was great, So I left her a comment. I included my issue with the Comment notifications.

A minute later, I'm back on my home page and what do I see???

OMGosh! There it is on my home page.

They're messing with me. I know it.

At least we know they have a sense of humor!  LOL

Williamson County Real Estate 

January 2012 Market Trends

Williamson County Real Estate is starting to show new life. Sales were up 16% in January compared to January 2011. Prices inched up too.

Pending sales are at a high not seen in the past several years. There are currently 360 homes pending. Of those, 242 are New Construction, or 67%.

Williamson County has 1752 homes for sale county wide. This comes to about an 11 month supply of inventory. It's still a Buyers market, overall, but a neighborhood by neighborhood review shows that some areas are already turning into Seller's markets.

The average asking price of the active listings is $588,527, 32% higher than the average sales prices for January.

I want my Stinking Comments!

I know ActiveRain is going through some difficult times and I really want to be a nice/good player, but not knowing where my comments are is driving me nuts.

I like to go back and reciprocate to those who comment on my posts. And I like to see how people have responded to the comments that I've left.

It's possible for me to go through my own posts and hit each person one at a time, but it's going to take forever! There is no way for me to remember where I commented to go back and check any of them.

I just want my stinken' comments back!

Orphaned Groups

It's Your Group do whatever you want, but why are 2 and 3 year old posts still Featured?

I don't know about you, but I belong to a lot of groups. I post in some groups often and others I visit occasionally. When I have extra time, I love going through some of the groups to see what's new and who's writing in them.

Just this weekend I was in a group and was looking at the Featured Posts, which is where I always start.

One of the Posts was about a Challenge. It was a multi-week Challenge called Makeover2Takeover. I remembered it well because I participated in the Challenge back in May and June of 2008. I had just  joined ActiveRain and was competing with Emily Lowe as my challenge partner.

The Challenge was fun but it ended in the Summer of 2008!

Why is it still a Feature?

I am assuming that the person who started the group is no longer here. Surely they wouldn't be here and just not care about their own group? If they no longer Blog here in the Rain, shouldn't someone take over the group. 

Does this Orphaned group just stay there to be touched by active Rainers but has no Leadership or Guidance? Hmmmm.

Franklin TN Real Estate

January 2012  Market Trends

Franklin TN Real Estate is usually the most reliable and successful of all of Middle Tennessee. Though the numbers can vary from month to month, the huge swings from year to year do not usually happen.

The number of homes closed in the month of January is down somewhat in Franklin, but we believe that the number only reflects the Resale Market. New Construction in Franklin is up for the first time in several years.

There are currently 142 homes pending with an average asking price of $437,493. There are 740 Active homes on the market with an average asking price of $449,900.

The Higher asking prices reflect the higher priced new construction that has started to move.

The Franklin TN Real Estate market should start absorbing the 11 month supply of homes that are currently for sale.
