January 2012 Market Trends

Home sales in Brentwood TN have really picked up this year. With the mild winter, Buyers have started their spring shopping early in 2012. Not only have the number of sales increased compared to the same time last year, prices have seen a nice increase too.

Brentwood TN Real Estate shows that there are currently 96 homes pending at an average asking price of $631,722.

There are currently 385 homes for sale in Brentwood with an average asking price of $639,900. This is just over a 9 month supply. Those for sale are priced considerably higher than those closed. That may explain the increased days on the market. The Active listings have been on the market for an average of 99 days.

The Brentwood TN Real Estate market has seen it's largest increase in New Construction area. Of the 96 homes pending, 72 are new construction, 75%! Of the Active listings, 103 are new, or 27%.

Brentwood TN Real Estate Hearthstone -  2011 Market Report

Home sales in Hearthstone have been brisk so far in 2011. The prices are down a little compared to the same time period in 2010 and the days on the market have increase some. Considering that these homes were built in the 1980s and many are in need of updating, this is probably encouraging to see so many moving.

Only One house sold in Hearthstone in the same period of 2009 which made us think that this was an exceptional year for home sales. Then we looked at this period in 2008, and 8 homes sold that year. It just shows that the sales are all over the board in Hearthstone!

Hearthstone is located in the Davidson county side of Brentwood. It's located just off Old Hickory Blvd about 2 miles East of I-65. Kids can walk to Granbery Elementary.

Hemmingwood Brentwood TN Market Report - Summer 2011

The number of homes sold in Hemmingwood this year is down considerably from those sold in 2010. Just using the Year to Date time frame, the sales would appear to be down 50%. Only 2 homes have closed in 2011 compared to 4 in the same time period of 2010.

Because Hemmingwood has always been a popular neighborhood we did a little deeper search to see what is really happening in this neighborhood. Most of the homes are contemporary ranch style with or without expansion areas upstairs. Having been built in the late 1980s, many of the homes have had modifications.

The numbers here include the Estates section only in the total number of sales. The Average prices and Price/SquareFoot (sqft) do NOT include the Estate numbers.

There are approximately 170 homes in Hemmingwood. That means that between 3 and 7% of them will sell each year, on average.

The Brentwood TN neighborhood of Hemmingwood is located just off Old Hickory Blvd, behind Hearthstone in Davidson County. It's zoned for Granbery Elementary and Overton High School.

Being barely 2 miles to I-65, one has very easy access to Downtown Nashville or the Cool Springs area.

Brentwood TN Real Estate - Chenoweth 2010 Second Quarter Market Report

The breakdown of the Chenoweth numbers was a little unusual this period. Sales were up considerably and it appears on the surface that prices were also up a good bit. After looking much closer to the details, one sees that the homes that sold in 2010 were much larger than those that sold in 2009 in the same time period.

The 5 homes that sold in the first half of 2009 averaged 3521 square feet. Those in that sold in the same period of 2010 averaged 4075 sqft. The actual Price/Square foot also looks to be down but larger homes naturally sell for less per square foot.

Chenoweth, in general one would probably say that the neighborhood mostly maintained its value. Not bad news for our current market.

Real Estate in Brentwood TN saw an increase in sales of close to 32% but the average sales price was down just over 13%. Once again, one must look at all of the numbers. In 2009 a property sold for $5 million with over 19,000 square feet. It has to throw off the numbers.
