The Brentwood TN Real Estate Market showed an increase in overall sales in 2011 compared to 2010. Prices on fell on average 2% this past year which indicates that the market is beginning to stabilize.

Chenoweth may have seen a decrease in sales instead of the increase seen elsewhere, but their prices were only down 1%.

With only 4 homes currently for sale in Chenoweth, the absorption rate is down to a 4 month supply of homes for sale.

The Nashville TN Real Estate market reported that sales were up 1.8% in Middle Tennessee compared to 2010. The last quarter showed a 18% increase in sales compared to the same quarter for 2010.

The current outlook for 2012 is for sales to continue to increase in a steady fashion.

Chestnut Springs has seen activity the first 6 months of 2011 very similar to the same time in 2010. Many areas saw a decrease in sales, due to, one assumes, the lack of the Tax Incentive.

Chestnut Springs had 5 sales in 2010 and 4 sales in 2011. Very little difference even though the chart shows them down by 20%.

What's more remarkable is that the prices in Chestnut Springs actually went up! Of the 5 sales in 2010, one was a foreclosure. We've eliminated that sale in determining the average list and sales prices.

Chestnut Springs has only 3 homes on the market at this time which would be a 10 month supply. That could change quickly as families make decisions to move before school starts in August.

The Brentwood TN Real Estate market showed much less signs of improvement. Sales were only down 1%. Prices were down less than 1%.

The Nashville TN Real Estate Market and that of the entire Middle TN Real Estate market had numbers off 11% from 2010 and prices down as much as 5%.

The number of closings in Chenoweth is down by almost half in the first 6 months of 2011 compared to the same time in 2010.

At first glance, it appears that the prices are also down by 3%. Looking closer at the actual sales, the average Sales Price/Square Foot is actually up 4% this year.

This is great news in this economy!

Chenoweth is ideally situated between Edmondson Pike and Concord Road. Its easy access to Brentwood, Cool Springs and Downtown make it an ideal location for commuting.

The Brentwood TN Real Estate market report for the same time period shows the sales down only 1% and the prices are down, but less that 1%.

Comparing these numbers to the Middle TN Real Estate market in general where sales are off almost 11% and prices have decreased almost 5%. Much of that is due to the Tax Incentive offered in 2010.

Chenoweth currently has 8 homes on the market which is a 12 month supply. It's a little higher inventory that is seen in other parts of Williamson County where there are actually areas with low inventory.

Sales have remained steady in Raintree Forest, with the same number of homes selling in the first half of 2011 as in 2010!

Prices, in Raintree Forest, are down about 5%. The chart shows 8% but in reality, the homes that closed in this period were smaller. Adjusted for size, the prices are only down 5%. The more significant issue is that with 7 sales in the past 3 month and only 9 homes on the market, the absorption rate is just a 4 month supply of inventory.

Raintree Forest had an unusually active fall last year, closing 7 homes between August and December. If the fall months in 2011 follow this route, inventory will be close to depleted before the end of the year. That would make this an EXCELLENT time to put your house on the market. Of course homes must still be priced correctly for them to sell.

The Brentwood TN Real Estate market is almost identical to the Raintree Forest results. There were 301 sales in this time period in 2010 and 306 in 2011. Very little change. The average sales price in all of Brentwood went from $571,120 to $574,312. Virtually no change at all.

Raintree Forest showed a remarkable increase in sales for 2010 over those of 2009. Sales were up everywhere in Brentwood but not like these numbers.

Of the sales both years, there were a couple of Foreclosures and Short sales that in both years closed in the mid-300s. These sales pull the average prices down by close to $20,000.

You see that the list price changed a few dollars and the sales price barely moved. This is better than the average sales price for homes in Brentwood that was down 8% in 2010. Overall sales in Middle TennesseeRaintree Forest were down 9% in 2010 with prices up on average 4%.

Raintree Forest draws many families that are relocating to the Nashville area from other parts of the country. They are usually impressed with its bike and walking trails, Pool and Tennis and the lovely rolling hills.

Chestnut Springs saw and 83% increase in sales from 2009 to 2010! Price were down a bit but not dramatically. The Days on the Market really came down this past year. All of this shows that our market is starting to stablize.

Chestnut Springs is still one of the most affordable neighborhoods in Brentwood. With prices below $300,000 buyers have to go to Nolensville or South Franklin to get into the North Williamson County School District. Concord Road ParkThe average price of a home in Brentwood is over $600,000.

 

With Walking Trails attached at the west end of the neighborhood, it's truly a neighborhood for everyone.

 

There are currently 6 homes on the market with one having an inspection contingency.That's just under a 6 month supply and very consistant with where the market should be this time of year.

Chenoweth posted remarkable numbers in 2010. We've been reporting sales down up to 30% in most areas of middle Tennessee. Chenoweth on the other hand showed a 150% increase in sales over 2009. Sales were not just up but prices were up too, even if just modestly!

Brentwood also saw, in general, sales up but only 24%. Not that 24% is bad.

Since we post the Listing and Sales Prices as average, the report on Brentwood would show that the average Asking Price decreased  from $682,308 to $611,785 and the average Sales Price dropped from $634,240 to $582,118. On closer look, one sees that of the 483 properties that sold in 2009, the maximum size was 19,935 square feet with a highest sales price of $5,000,000. Compare that to the Maximum size in 2010 out of 599 properties sold was only 13,408 square feet or 33% less.

If we look at the Median Prices, 2009 had a Median Asking Price of $549,905 and Selling Price of $533,000. In 2010 the Median Asking Price was $549,905 and Selling Price of $530,000. Looks like the Median Prices are stable.

The Median Price is the point where half of the prices are above this number and half are below.

Raintree Forest has 15 properties on the market which would be about a full year's supply of inventory. 2 of the active listings have contingency contracts which reduces the inventory to an 11 month supply.

Brentwood home sales in general were up 10% with the average prices dropping by 4%.

Chestnut Springs had seen sales increase 50% this year. In 2009, only 6 homes had sold by this time where 9 properties have already closed in 2010. The numbers below show the average sales prices. Since only one property closed during this period in 2009, it's hard to say what the average might have been. If you take the price/square foot, the 2009 property sold at $135/sqft where the 2010 properties sold at almost $133/sqft or less than 2% less than the prior year.

The Chestnut Springs Sales chart shows four sales in the third quarter of 2010 but the average list and sales prices reflect only 3 of those sales. The other was a foreclosure and would have changed the numbers a good bit. These numbers give you a clear picture of the actual sales.

There are 2 active listings and they both have contingent contracts on them. With no competition, this would be a great time to consider putting your home on the market.

Brentwood home sales in general were up 10% with sales prices down 4%. Compared with GNAR - the Greater Nashville Area, where sales decreased by almost 30% but prices increased by 8%. This just reminds you that all real estate is Local!

Chestnut Springs in Brentwood continues to have solid sales. There were 5 sales the first half of 2010 just as in 2009. One was a foreclosure and sold with multiple offers.

There are currently 11 properties for sale with 2 of them having inspection contingencies. The average asking price is $309,663. Both listings with contracts on them are priced under $300k. The number of units for sale would indicate a 12 to 13 month supply of inventory. Because sales were down over 20 % in July of this year, we would probably put the supply closer to 15 months.

 

Chestnut Springs is very popular with young because of its entry level price into the Brentwood market. The neighborhood is zoned for Sunset Elementary, Sunset Middle and Ravenwood High Schools. If the Williamson County school board passes the request to build a eastern county HS, they will probably be rezoned to the new high school.

For those who love to walk, the neighborhood is adjacent to Concord Park. At the end of Northfork Drive, just before entering the Bridgton Park neighborhood, is a playground and an entrance to the walking path that goes through the Park on Concord Road. It also has a very large playground and picnic tables.
