Why would I need a Realtor when Buying from a Builde
r?
We get asked this question more often than you would think. There are several good reasons to have a Realtor represent you when Buying from a Builder.
First, when you hire a Realtor, as your Buyer's Agent, you have someone looking out for your best interests. If you have never built a home from the ground up, you don't really know what all is involved. That Realtor will probably have experience navigating the entire Building Experience, which can often be over-whelming. When problems arise, and they always do, you have someone, with a local company, standing behind you and making sure you're protected.
If you live in another city, like many retirees moving to Tennessee from out of state, your Realtor will follow the progress of the Build and keep you informed of the the status. There are many decisions the Builder will ask you to make. Your Realtor will be able to advise you, based on the goals
you have shared with them. They will be at all of the meetings you have with the Builder, sometimes in your place when you can't make it.
Finally, It Costs YOU NOTHING! The Builder pays the Realtor. It's built into the cost. And NO, they don't give you a discount by not having a Realtor. They just add that amount to their bottom line. You have nothing to loose and everything to gain.
Every client that we have represented that built has said that they don't know how they would have gotten through it without us.
