Why do I Need a Buyer's Agent?
When an Agent is working directly for the Buyer, they have a Fiduciary Duty of Loyalty to the Buyer. What that means is the Buyer's Agent puts the Buyer's best 
interests above all others.
That could mean helping the Buyer get the most favorable sales price or terms of the contract. The Terms in the Contract can be the Closing Date, the Possession Date, Repairs, Personal Property left with the Home or even help with Financing.
An Agent writing an offer for a Buyer on a particular property, does not make them the Buyer's Agent. To create an Agency Relationship, the Buyer and the Agent sign a contract with the terms of the relationship spelled out, including how the Agent gets paid.
An Agent is normally paid by the Seller of the Property, through the Sellers' Agent. This will all be spelled out in the Buyer's Agency Agreement.
What can the Buyer expect from their Buyer's Agent?
The Agents first job is to work with the Buyer to find a property that fits their needs. The agent then guides the Buyer through the purchase process including the necessary inspections. In New Construction, this could be several meetings throughout the process.
Why do you need a Buyers Agent? One of the most important benefits to having a good Buyer's Agent, besides them guiding the Buyer through the buying process, is they know how to handle problems.
A Good Buyer's Agent is well equipped to navigate the problems that come up in the transaction! Not every transaction has problems, but many hit bumps and bumps can blow up if not handled properly.
Hire a Good Buyer's Agent. Even if you have to pay for them yourself. It will be money well spent!
