Why do I Need a Home Inspection when Buying New Construction?

We recently were asked this question from a Buyer who, let's just say, is a friend of the family. She had lost her husband 18 months ago and was downsizing to a one level townhouse.
Why do You need a Home Inspection when buying new construction?It is always important to us that our clients are well taken care of, but this was over the top important.
Thankfully, in this instance, the inspector only found things that we would have seen on our walk through with the builder. But, the assurances he gave her about the quality of the home she was buying was priceless!
Last year, we were not so lucky. A client was buying a new house built on a slight slope, front to back. Two big issues came up. One, there was no positive drain in the crawl space causing water to build up on the lower wall inside. And second, the builder had sprayed the concrete block with insulation that was now all wet from the water build up.
None of us would have found this because we wouldn't have gone through the crawl space during the walk-through. 3 women don't do crawl spaces in high heels.

Having a Home Inspection when Buying new construction can turn up all kinds of things. In the past, we have found the dishwasher not hooked up, Toilet not connected to the sewer, cuts in the floor joists and various other things.
Buying new Construction can be very exciting. Finding things that need adjusting or repaired is just part of the normal home buying process.
Have the home inspected before your walk through so you can give the builder a list of any items that concern you.
