Brentwood TN Real Estate Trends for 2008

The following charts show the number of sales in 2008 vs 2007

and the change in the average sales price.

Sales in general were down 29% though the average sales price only fell 5%. Currently there are 506 homes on the market with an average Listing price of $900,977. There are 45 pending sales with an average Listing Price of $797,363.
The average size of the homes that closed in 2008 was 4141sqft. The average size of the pending homes is up at 4696sqft and the average size of the homes currently for sale is larger still at 4849.
Numbers are important when pricing a home and when determining what size the consumer is looking for. Using the actual sales of last year and comparing those numbers to the active listings, one can't help but wonder how sales will be in 2009.
Actual sales of homes priced $900,000 or above were 69 units or 13% of the total. There are currently 154 homes priced over $900,000 or 30% of the inventory.
Actual sales of homes priced $700,000 or above were 189 or 36%. Current inventory is 255 homes or 50%. If sales continue as they have, there is an 18 month supply of homes priced over $700,000 and 27 month supply.
