Villages of Brentwood did not perform as well in 2011 as it did in 2010. Sales were off 47% compared to an 18% increase in Nashville overall.

There's no particular reason for this decline in the number of sales. These things just happen sometimes. Prices There are only 4 homes on the market so there is very low inventory. Those coming on the market in the next few weeks should sell quickly.

This is a very easy price point for this part of town. The neighborhood is zoned for the VERY popular Granbery Elementary and John Overton High School.

Villages of Brentwood is located half way between I-65 and 1-24 in the Nippers Corner area. Homeowners can easily reach Downtown, Brentwood and the Airport in just minutes.

Nashville TN Real Estate Market Report February 2011

Nashville Home Sales were down about 3 percent in February this year over February of 2010. But overall sales for this year are up just over 15% so far!

The Average List Price for homes that closed in February 2011 was $259,459.

The Average List Price for homes that closed in February 2010 was $235,386.

The Average Sales Price for homes that closed in February 2011 was $243,991.

The Average Sales Price for homes that closed in February 2010 was $223,015.

This shows a 9% increase in the average Sales Price. Part of the increase in the average is that off the 225 sales in February 2011, 7 of them sold for over $1 Million dollars. In the same time period of 2010, 232 properties closed with only 4 over $1 Million dollars.

The Nashville TN Real Estate market has shown a decline in inventory but still has close to 9 months supply of homes for sale.

Nashville Home Sales were down 9% in 2010 over 2009 sales. Prices were up just over 4%. Seeing the increase in sales for 2011 is very encouraging for those looking to move up or move away and need to sell their homes.
