Nashville TN Real Estate - Bradford Hills Second Quarter 2010 Sales Report

Sales were up 8% for the first half of 2010 in Bradford Hills. That's a great number but the Second Quarter numbers were even better. The number of closings between April 1 and June 30th were double 2009. One assumes that most of the sales were due to the First Time Home Buyers Tax Credit which expired June 30th.

The Bradford Hills neighborhood sales prices were down 5% overall. This is probably because 4 of the 10 sales were either foreclosures or short sales. Both usually sell for less than market value.

With all the shops located along Nolensville Road and across in Lenox Village, Bradford Hills is even more popular as a neighborhood. Homeowners can walk to get a Pizza or Mexican dinner, buy children's clothes or send flowers to their mother.

Located South of Old Hickory Blvd and between Nolensville Road and Edmondson Pike, homeowners have easy access to downtown, Cool Springs, Brentwood and most areas of Nashville.

Nashville TN Real Estate - Holt Woods Second Quarter 2010 Sales Report

The Holt Woods subdivision has struggled to sell in 2010. Normally a very popular place to live with already affordable prices, sales have lagged even during the time of the First Time Home Buyers Tax Credit this spring. We recently posted that the Villages of Brentwood sales were up 78% over 2009. Holt Woods, instead are off by 50%.

In Holt Woods, there are currently 6 homes on the market with an average asking price of $217,550. There is one pending with and asking price of $199,900. It is unfortunately a foreclosure and will further reduce the prices in the neighborhood.  Only last fall the popular 1400 square foot ranches were selling between $205,000 and $214,000. In the past 6 months perfectly good homes went on the market for $177,700 and $189,981.These were in Bradford Hills but they still affect the prices in Holt Woods.

Holt Woods is centrally located in South Nashville in what is known as the Nipper's Corner area. It is 10 minutes to I-65 and Brentwood or to I-24 and Hickory Hollow.

Nashville TN Real Estate - Villages of Brentwood First 6 Months of 2010 Sales Report

Villages of Brentwood saw a remarkable increase in sales this spring. With overall sales up 78% over 2009, one would think the recession was a thing of the past! We're sure that the first time homebuyers tax credit helped a lot. The following shows the total transactions for the First 6 Months and then just the 2nd Quarter sales.

The average sales price was down 4% but if you remove the bottom two that were foreclosures, the average would only be down just under 2%. There are currently 17 homes for sale, 4 with financing contingencies. The average asking price is up to $169,235.

Many of these homes are considered starter homes. They range from just over 1100 square feet to over 2400 with the average really staying between 1250 and 1600. Built by Fox Ridge in the mid to late 80%, they have continued to increase in value, disregarding this recent recession.

The Villages of Brentwood neighborhood is Zoned for Granbery Elementary. Many parents look for affordable ways to have their children enrolled in this school and choose Villages of Brentwood just for that reason. Located just off Old Hickory Blvd between Nolensville Road and Edmondson Pike, in the Nipper's Corner area, one can reach either I-65 or I-24 in just minutes.

Brentwood TN Real Estate - Copperfield 2010 First Quarter Market Report

Copperfield has one of the greatest locations here in Nashville. It has a Brentwood mailing address but is actually located in south Davidson County in what we call the Nippers Corner area. With the front and back entrances one can head in any direction, depending on the time of day and traffic issues, with great ease.

Copperfield had no sales the first quarter of 2009. 2010 started off with a bang with 3 properties already closed and another pending. There were only 6 sales in all of 2009 so the numbers look like they should be much better this year.

The average list and sale prices look much lower than those of the active listings because one of the very small houses closed. There are only a few homes under 2000 square feet and this one was only 1695, one of the smallest in the neighborhood. The average size of the active listings is 2823sqft.

Nashville TN Real Estate - Villages of Brentwood First Quarter 2010 Sales Report

Villages of Brentwood is a prime example of a neighborhood that benefited from the First Time Homebuyers Tax Credit. Sales were up 450% for the first quarter of 2010.

With 2 more homes Pending and 4 of the 21 active with contingencies, the second quarter should have similar results.

The Nashville TN Real Estate Market was up 11% during the same time frame with prices down just over 3%. Unfortunately, the sales were up in the Villages but prices were down closer to 11%. Some of that was due to foreclosures in the neighborhood adjusting the averages downward.

There are currently 21 active listings with an average list price of $173,041. Just barely down from a year ago. The two pendings have an average list price of $179,900. Same as last year. That should give homeowners something to smile about.

Nashville TN Real Estate - Bradford Hills First Quarter 2010 Sales Report

The Nashville TN Real Estate market for the last several months, has boasted increased sales over 2009. March made 6 months straight of increases over the prior year. For whatever reason, these numbers did not play out in Bradford Hills.

Prices held steady while sales decreased by over 60%.

There are currently 21 Active listings on the market with an average List Price of $204,622. Of these, 9 have contingency contracts. (Three of which are short sales). These contingency contracts should increase the number of closings in the second quarter of 2010.

The Nashville TN Real Estate market showed a 12% increase in sales with a 3% decrease in the average sales price. There were a total of 1193 closings in the first quarter, and there are already 325 pending sales waiting to fund.

With over 5000 properties on the market, it is still a  Buyers market and a good time to buy.

Nashville TN Real Estate - Holt Woods 2009 Year End Market Report

Homes in Holt Woods continue to maintain their value even as prices continue to decline in many areas of Middle Tennessee. The total number of sales is down 25% but the prices have barely moved.

Nashville TN Real Estate has seen the decline in sales and prices like the rest of the country. With overall sales down just over 9% for the City and prices down 11%, Holt Woods continues to be a good value.

Nashville TN Real Estate - Villages of Brentwood 2009 Year End Market Report

The Villages of Brentwood saw one of the smallest decreases in Sales Prices in all of Nashville in 2009. Over all sales were up 13% for the year and 80% for the final quarter. With average sales prices in the $170's, this neighborhood witnessed  the benefit of the $8000 First Time Homebuyers Tax Credit more than many neighboring subdivisions.

The Villages of Brentwood continue to be popular due to the price and location of the neighborhood. Situated just north of Nippers Corner between Edmondson Pike and Nolensville Road, one can reach either I-24 or I-65 in 5 minutes or less. Just minutes then to Downtown Nashville, Cool Springs and Brentwood getting to work is never a problem.

Nashville TN Real Estate, like many cities, is very school driven. The Villages of Brentwood is zoned for the ever popular Granbery Elementary and John Overton High Schools.

There are currently 11 properties for sale and 4 already pending for the year. Normally we would say that there is a good bit of inventory, but for those seeking to benifit from the extended Tax Credit, now is the time to prepare your home for the market. The Tax Credit ends April 30th. Buyers must be under contract to purchase by then and to close by June 30th.

For Sellers who have owned their home for 5 years or more, there is also a $6000 Tax Encentive for you to purchase your next home. Dates remain the same.

Nashville TN Real Estate - Bradford Hills 2009 Year End Market Report

The Nashville TN Real Estate market saw some major changes in the final quarter of 2009. With city wide sales up over 41% in the last quarter compared to the same time in 2008, those homeowners in the modestly priced homes saw inventory moving at a quick pace.

Bradford Hills was no different. With over 40 different Floor Plans and square foot sizes ranging from 1200 Square Feet (SqFt) to over 3000 SqFt we decided to give you the average price per square foot (SqFt).

The number of homes sold was virtually the same year to year. Prices dipped 5%, well above the 11% average price decrease in Nashville in general. The final quarter of 2009 had 8 closings and the 3rd quarter 11 closings. That means that 61% of the sales occurred in the last half of the year.

There are currently 7 houses on the market, one with a financing contingency. That leave 6 or a less than 3 month supply of homes.

The Nashville TN Real Estate market for the year is still down 9% over 2008. Sales prices are down 11%. Inventory is also down but there is still a 7 1/2 month supply. The average sales price in Nashville went from $251,790 in 2008 to $225,252 in 2009. I point this out because the average price of the 2482 homes that are currently on the market is $354,351. There are going to be a lot of very disappointed people!
