Villages of Brentwood

The Villages of Brentwood saw one of the smallest decreases in Sales Prices in all of Nashville in 2009. Over all sales were up 13% for the year and 80% for the final quarter. With average sales prices in the $170's, this neighborhood witnessed  the benefit of the $8000 First Time Homebuyers Tax Credit more than many neighboring subdivisions.

The Villages of Brentwood continue to be popular due to the price and location of the neighborhood. Situated just north of Nippers Corner between Edmondson Pike and Nolensville Road, one can reach either I-24 or I-65 in 5 minutes or less. Just minutes then to Downtown Nashville, Cool Springs and Brentwood getting to work is never a problem.

Nashville TN Real Estate, like many cities, is very school driven. The Villages of Brentwood is zoned for the ever popular Granbery Elementary and John Overton High Schools.

There are currently 11 properties for sale and 4 already pending for the year. Normally we would say that there is a good bit of inventory, but for those seeking to benifit from the extended Tax Credit, now is the time to prepare your home for the market. The Tax Credit ends April 30th. Buyers must be under contract to purchase by then and to close by June 30th.

For Sellers who have owned their home for 5 years or more, there is also a $6000 Tax Encentive for you to purchase your next home. Dates remain the same.

The Nashville TN Real Estate market saw some major changes in the final quarter of 2009. With city wide sales up over 41% in the last quarter compared to the same time in 2008, those homeowners in the modestly priced homes saw inventory moving at a quick pace.

Bradford Hills was no different. With over 40 different Floor Plans and square foot sizes ranging from 1200 Square Feet (SqFt) to over 3000 SqFt we decided to give you the average price per square foot (SqFt).

The number of homes sold was virtually the same year to year. Prices dipped 5%, well above the 11% average price decrease in Nashville in general. The final quarter of 2009 had 8 closings and the 3rd quarter 11 closings. That means that 61% of the sales occurred in the last half of the year.

There are currently 7 houses on the market, one with a financing contingency. That leave 6 or a less than 3 month supply of homes.

The Nashville TN Real Estate market for the year is still down 9% over 2008. Sales prices are down 11%. Inventory is also down but there is still a 7 1/2 month supply. The average sales price in Nashville went from $251,790 in 2008 to $225,252 in 2009. I point this out because the average price of the 2482 homes that are currently on the market is $354,351. There are going to be a lot of very disappointed people!

There is good news on the Horizon for Bradford Hills! A recent study showed that home sales in this neighborhood are up 350% in October November 2009 over the same period in 2008. There were 2 sales last year and this year there were 7.

With small numbers like these, it's hard to give a clear picture of the price changes. Last fall the two sales sold at $110/square foot and $121/sqft. This year the prices go between $67/sqft (this was a 3000 sqft home will a full finished basement) on a foreclosure to $145/sqft on an updated 1300 sqft ranch with a beautiful view.

Homes in this neighborhood range in size from 1250 square feet to over 3000sqft. With over 40 different floor plans, the prices are always all over the board.

The Nashville TN Real Estate market overall was up 150% over the same time period. This just reinforces the knowledge that Bradford Hills and Holt Woods are great neighborhoods to purchase and live in. They are centrally located in the Southern half of Davidson County in Nashville. Within 15 minutes of Cool Springs, Downtown and Brentwood.

Nashville TN Home sales continue to be down 30% compared to 2008. Though there has been an increase in the past 2 months due to the $8000 Tax Credit for First Time Home Buyers, the average for the first 3 quarters combined is still the 30%.

There are currently over 3000 homes for sale in Nashville and 345 pending.  The number of pending is already up 10% over the average number of sales for the first part of the year. The inventory, though still high, is down allowing for realistically priced homes to sell in the upcoming months.

The Nashville TN Real Estate market has been down for over a year, but continues to be ahead of many parts of the United States. It's always important to remember that even though sales are down 30%, over 2800 homes have sold this year.

The Villages of Brentwood have stayed strong in their sales this year. Closed sales are down 10% as of September 30th but of the 17 active listings 4 have financing or inspection contingencies and there are 2 pending. I predict that due to the pick up in First Time HomeBuyer sales starting in June that total sales will be up over 2008 in this neighborhood.

The Nashville TN Real Estate sales are down 30% over 2008 and prices down 11%. The Villages of Brentwood show none of those numbers and look like the place to be living.

Located in the Nippers' Corner area in South Nashville, this has always been a comfortable first time home Buyers neighborhood. Bradford Hills continues to have good sales in 2009. The number of homes sold is just down 15% and the prices are down even less. Of the 23 homes sold this year, 11 were sold in the first 6 months and 12 in the following 3! There are currently 16 homes listed as active and one pending. Of the 16 active, 4 have inspection contingencies. First time home buyers are trying to get into these homes before the Tax Credit expires on November 30th of this year.

Nashville TN Real Estate prices and sales are all over the board, with the average being a reduction of close to 30%. Bradford Hills remains popular because of its price point and its proximity to all parts of town. Chargers for Electric Cars coming to Nashville!

Just announced, Chargers for Electric Cars coming to Nashville!

Nissan is working with Arizona based ECOtality Inc. whose subsidiary, Electric Transportation Engineering Corporation has been chosen by the U.S. Department of Transportation to receive $100 million grant. President Jonathan Read said that eTec has a contract with Nissan to provide charging stations for their new electric cars. Nissan is building 5000 electric cars to debut in the fall of 2010.

Other cities in Tennessee to receive the stations are Chattanooga and Knoxville. The grant with other participation will total close to $200 million and will cover 2500 stations in 5 regional market places.  Other cities will include Phoenix, Portland, San Diego, Seattle and others.

Electric CarsChargers for Electric Cars in Nashville and throughout Tennessee will be helped financially as Governor Bredesen has committed $5 million in his 2010 budget for infrastructure. Investing in the future of Tennessee has always been a priority to Gov. Bredesen. "It's also about creating jobs and strengthening our economy" he said.

There will be various models for these stations. Mr. Read said that there will be one that's inexpensive at $1500 which will be free to the public. Then they will also have some that can charge a car in 30 minutes. Though there is a partnership with Nissan, these charging stations will work with any plug in car.

It's nice to see Tennessee up front and center on Environmental issues.

Sellers enjoyed somewhat positive results for the spring of 2009. Though the number of closings was down close to 30%, sales have increased in the past 3 months and promise better numbers for the fall. The 2009 sales shown here have an Average Sales Price higher than that of a year ago though the actual Price per Square Foot was down. The biggest difference that I see is that the difference between the asking price and the sales price has increased. This is mostly due to the fact that it's a strong Buyers market and Sellers know that they can either take a little less than they were hoping or just stay on the market.

Though the number of sales is down, you can see that the prices are all over the board, as they have always been in this neighborhood. The Condition of the property and the location in the neighborhood dictates the price the Buyer is willing to pay. With many homes to choose from, those that are in the best condition will continue to sell first.

With the $8000 First time HomeBuyers Tax Credit Incentive available on sales through November, Buyers are out looking and buying real estate.

Home sales are just barely down in the Villages of Brentwood this year. Prices have also remained very close to their levels of 2008. The bigger difference that you'll see is that the smaller and thus lower priced homes are the ones selling right now. What that means is where you see the AVERAGE sales price is down from $181,230 to $168,818 which looks like a lot. The actual price per square foot is actually up a Dollar!
