Real Estate trends for the Nashville area for the winter of 2011/12 are certainly looking better than the past few years.

There are a number of different factors that could end up driving potential buyers into the market during the first half of 2012. Mortgage rates are low, apartments in Nashville are experiencing record high rental rates and most of all, the local housing market seems to finally be taking steady strides towards a recovery.

December 2011 closings were up 18.2 percent from the same period in 2010. There were 1,773 closings this past December compared to 1,500 in December 2010, reports the Greater Nashville Association of REALTORS. Closings increased in residential, multifamily and farms/land/lots categories.

Only in condominiums did the number drop. As December closed out, the number of pending sales stood at 1,652, compared to 1,273 for the end of December 2010.

Prices are lower than a year ago, despite a drop in available inventory, indicating many opportunities for buyers in the greater
Nashville area Real Estate market. The median price for a residential property was $168,500, down from $174,500 the prior year. For condominiums, the median price was $140,062, up slightly from $140,000 recorded the previous year.

Total inventory in all categories at the end of 2011 stood at 17,216, down from 19,411 a year ago. For residential properties, the inventory stands at 10,574, down from 12,146. Condominium availability is as 1,447, down from 1,799. Multifamily stocks are at 308 available, down from 370. The number of farm/land/lots presently available is at 4,887, down from 5,096.

Nashville TN Real EstateDistressed properties decreased as part of the resale market total for January. Distressed sales include foreclosures and short sales. There were 44 price increases as opposed to 549 decreases from December to January.

What is especially significant is that 2011 was the first year since 2006 that showed an increase in closings from the prior year. This is especially significant considering that there are no tax-credit incentives or stimulus funds available, as was the case in 2010.

These figures, along with the fact that December was the sixth consecutive month of increase home sales, are reason for optimism that Nashville’s housing market may have turned the corner in this recession. 2012 should be a good year for real estate if trends continue.

Although prices are down, there are indications that they are stabilizing. This means that the market will remain competitive for sellers.

That's right Sales are up 300% in Bradford Hills for the month of July. Last year had only 2 closings in July. Last month there were 6 closings!

September of 2010 had one sale. There is already One Pending sale and 2 homes with contingencies. Sales will be up again in September at this rate!

All of the homes that have closed, have closed under $200,000. That's certainly down from the highs several years ago.

The average days on the market are down from 161 a year ago to 65 days in July. This means that if you will price your house right, it will sell in a short time.

Nashville TN Real Estate shows 16% improvement in July 2011 over July 2010!

The Tennessean recently reported that Single Family home sales Nashville TN Real Estateshowed "a long awaited glimmer of hope" because of the numbers seen in the July 2011 sales.

1692 homes in Middle Tennessee sold in July up from 1463 in July of 2010. That's a 16% increase and a continuation of good news that we've had the past few months.

Alice Walker, President of the Greater Nashville Association of Realtors was quoted as saying: "The July homes sales increase reflects what we've been saying during the past 6 months - the market is steadily recovering".This is certainly good news for those needing to sell their homes for whatever reason.

The Nashville TN Real Estate market did not suffer like many parts of the United States, but we didn't dodge any bullets. The Median sales prices are still down, just over 9% since the first quarter of 2008. Prices appear to be starting to stabilize.

There are less "deals" than last year when first time home buyers snatched up bargains and huge tax credit incentives at the same time. With the inventory down Buyers will meet less anxious Sellers.

The Nashville TN Real Estate sales should pick up this fall after this long hot summer. A good time to put your house on the market will be just after Labor Day. That gives you a few weeks to get it in tip top shape.

The Villages of Brentwood has finally turned the corner and gone from a Buyers market to a Sellers market. They still have competition in the surrounding area, but there are fewer homes on the market now than there have been in several years.

The Chart below shows the number of sales in the past quarter, past 6 months and past year. This is called an Absorption Rate chart that clearly shows the activity of the neighborhood.

A stable market has about a 6 month supply of inventory. Anything less is considered an Seller's Market. Middle Tennesseans feel the Stress of their Past Due MortgagesForeclosure

Today it was reported that 5.8% of Nashville area home loans were more than 90 days past due. North Nashville, LaVergne, Antioch and Madison area codes had defaults of over 8%. The national average is 8.4% but middle Tennessee has thus far stayed well below the national average.

These neighborhoods and others like them have a high concentration of moderate to lower income homeowners. With unemployment hitting 9.4% in December, these same homeowners are often some of those first cut from their jobs when companies downsize or just trim their budgets. ALSO this is the same demographic that also fell victim to the subprime lending practices that caused this foreclosure meltdown in the first place.

If you or anyone you know is facing foreclosure call your banker and see if you can workout a repayment plan. Call the Tennessee Housing Development Agency for names of Foreclosure Counselors. Or call a Realtor and see if you can't get your home sold before it is foreclosed on. There are many First Time Homebuyers out there trying to buy their first home while the First Time Homebuyer Tax Credit is still available.
