Williamson County Real Estate is starting to show new life. Sales were up 16% in January compared to January 2011. Prices inched up too.

Pending sales are at a high not seen in the past several years. There are currently 360 homes pending. Of those, 242 are New Construction, or 67%.

Williamson County has 1752 homes for sale county wide. This comes to about an 11 month supply of inventory. It's still a Buyers market, overall, but a neighborhood by neighborhood review shows that some areas are already turning into Seller's markets.

The average asking price of the active listings is $588,527, 32% higher than the average sales prices for January.

Home Sales Increase in October 2011

The Williamson County Association of Realtors recently released the Williamson County Real Estate October 2011 Home Sales. County wide, sales were up 5.4% over October of 2010.

Franklin saw a 4% decrease in the number of sales but their Sales Prices were down less than 1%, compared to 5% and more elsewhere.

Brentwood had lower sales by 12% and Sales prices down 5% overall.

This leaves the increase in sales in the Southern part of Williamson County, especially Spring Hill and Thompson Station where new home sales have really picked up.

The average inventory is down to 1993 from 2222 in October of 2010. "Our statistics show a steady recovery of the market compared with surrounding areas" says Tiffany Cheuvront, Executive VP of the Williamson County Association of Realtors.

The Greater Nashville Association of Realtors reported an overall increase in sales of 15% in October compared with October of 2010.
