What the numbers don't tell you is that of the homes sold, there were a large number of smaller homes that sold this year, bringing down the average sales price.
The average Sales Price/Square Foot (sp/sqft) went up from $86/sqft in 2011 to $95/sqft or a whole 10% INCREASE in price. That's huge.
