August 2011 Market Report
Sales are up 29% in the Nashville TN Real Estate market for August!
We've compiled the Average Asking Prices and Average Sales prices.

You see the Adjusted numbers because when we looked at the statistics, 2011 had a wider range of numbers.
In 2010, the minimum sales price was $12,000 and the Maximum sales price was $935,000. In 2011 the minimum sales price was $3,150 but the Maximum was $3,750,000. In fact there were 16 homes that sold over $935,000 in 2011.
This by its self tells us that many of the high end Buyers are coming back into the market.
Our MLS doesn't do Medians well but what we could see is that the Median Sales price in 2010 was $175,000 and in 2011 it was $185,000 up 5%! Sales would indicate that things are starting to look up here in Nashville TN.
Now to put all this in perspective, sales are still down from the 2005/2006 high. August sales were 593 in '04, 643 in '05, 632 in '06, 548 in '07, 392 in '08 and 386 in '09. One can see that the trend down started in 2007.
We're headed in the right direction but we may not arrive and 2005 and 2006 numbers for some time.
