Should the Sellers Talk to the Buyers?
We were in the middle of negotiating an offer on my listing. The Buyers wanted to see the house again before accepting, or countering, our
Counter.
Their Agent called me the next day and said that the Buyers said that "they didn't think they would move forward. The house was probably overpriced."
When I told the Sellers this, their response was "They really seemed to like the house when we were answering their questions."
WHAT??? When were you answering their questions? "Well we came home and they were still there and wanted to ask some questions." BINGO. "Really, what else did you talk about?" I asked.
Bottom line, the Sellers gave up too much information and the Buyers thought they had the upper hand. They did counter but at a higher price than their original offer.
Sellers tend to see their home as a Castle and more times than not, don't understand that the Buyers may see it totally different.
