River Landing has had two properties sell this year. That is double the number they had in 2009 in the firstRiver Landing half of the year. There are currently 4 homes on the market, 2 of them have inspection contingencies. All of this information leads us to believe that the market is, indeed, picking up in this area.

 

The homes in the front section of River Landing were built by Drees and Beazer Homes. Those in the rear portion of the neighborhood were either built by them or custom builders. The homes in the back are also larger and tend to sell for quite a bit more.

River Landing homeowners have the option to join the Legends Ridge swimming club. There is a bike path that runs the length of River Landing Drive. It's blacktop and perfect for running, walking or biking. The views of the farm adjacent are peaceful and relaxing.

Raintree Forest is one of the few subdivisions where the prices actually increased over the same period in 2009. 2009 started off slowly with their first closing not happening until May. 2010 wasn't a lot better with only 2 properties closing the first quarter and then 6 in the second.

Raintree Forest

 

 

The sales prices were down considerably in the first 6 months of 2009. One home, in particular, sold for $350,000. This is very low for this neighborhood. This particular home backed up to large electrical lines and many Buyers are not inclined to have this view from the back of their home. When we removed it from the market report,  it put the increase at 6% instead of what would have shown as an 8% increase over 2009.

Days on the market is down by half. That should be encouraging to the 12 homes that are currently for sale. Of the 12, 2 are under contract. The average asking price is $466,650 which is probably a little too high.Raintree Forest

 

Raintree Forest is a very popular place to live. With it's swimming pools, walking trails and park areas, there is something for everyone. Most of the homes were semi-custom built in the late 80s and mid 90s. In 2000 a new builder came in and developed a new section with a more contemporary interior.

Founders Pointe consistantly out performs other neighborhoods in Franklin and Middle Tennessee. The Franklin/Brentwood area saw sales increase of almost 30% over the same time in 2009. Founders Pointe sales are up 260% over the same period.

With 5 Active and one Pending there is just a 2.5 month supply of homes for sale. Compare this to the 7.5 months supply that exists almost everywhere else and it's almost considered a shortage. We've been celebrating that inventory has finally being reduced in most areas! But it is still a Buyers Market. Prices here have also fallen less than in many of the Middle Tennessee neighborhoods.

 

Founders Pointe sits on the west side of Franklin but is just minutes to all the fun activities that Franklin has to offer. It has it's own swimming pool and mini-parks with play areas scattered through the neighborhood. Will sidewalks on all the streets this kids are safe to play outside.

Homes in this neighborhood are mostly priced between $250,000 and $350,000 and have between 2000 square feet and 3200 sqft. The average home is usually 4 bedrooms with 2 full and 1 half bath at about 2600 to 2800 square feet.

Copperfield's home sales have really picked up in 2010. From only one in the first half of 2009 to 5 in the first 6 months of 2010. With only one example for 2009 it's hard to say a lot about pricing. From this indication the sales prices are only down 1%. Not terrible in the given market.

In Copperfield, there are currently 6 homes on the market with an average asking price of $301,283. It Copperfieldsounds a little high but the actual asking price per square foot is on par with the 2010 sales this year. The sold homes averaged $117.19/sqft asking price and those for sale are at $117.69. The homes in this neighborhood are often one story with a bonus room up over the garage. The builder kept many trees when building here in the late 80s and early 90s giving it a distinctive feel.

Homes priced between $250,000 and $350,000 saw a 10% increase in sales in Brentwood Davidson County compared to a 35% increase in the same price range in Brentwood and Franklin, Williamson County. This was one of the strongest price points throughout the middle Tennessee area.

The Copperfield subdivision is located between Old Hickory Blvd and Cloverland, this neighborhood is easy to access from Nipper's Corner and Brentwood. There is grocery shopping, Starbucks, and restaurants in easy walking distance.

Sales were up 8% for the first half of 2010 in Bradford Hills. That's a great number but the Second Quarter numbers were even better. The number of closings between April 1 and June 30th were double 2009. One assumes that most of the sales were due to the First Time Home Buyers Tax Credit which expired June 30th.

The Bradford Hills neighborhood sales prices were down 5% overall. This is probably because 4 of the 10 sales were either foreclosures or short sales. Both usually sell for less than market value.

With all the shops located along Nolensville Road and across in Lenox Village, Bradford Hills is even more popular as a neighborhood. Homeowners can walk to get a Pizza or Mexican dinner, buy children's clothes or send flowers to their mother.

Located South of Old Hickory Blvd and between Nolensville Road and Edmondson Pike, homeowners have easy access to downtown, Cool Springs, Brentwood and most areas of Nashville.

The Holt Woods subdivision has struggled to sell in 2010. Normally a very popular place to live with already affordable prices, sales have lagged even during the time of the First Time Home Buyers Tax Credit this spring. We recently posted that the Villages of Brentwood sales were up 78% over 2009. Holt Woods, instead are off by 50%.

In Holt Woods, there are currently 6 homes on the market with an average asking price of $217,550. There is one pending with and asking price of $199,900. It is unfortunately a foreclosure and will further reduce the prices in the neighborhood.  Only last fall the popular 1400 square foot ranches were selling between $205,000 and $214,000. In the past 6 months perfectly good homes went on the market for $177,700 and $189,981.These were in Bradford Hills but they still affect the prices in Holt Woods.

Holt Woods is centrally located in South Nashville in what is known as the Nipper's Corner area. It is 10 minutes to I-65 and Brentwood or to I-24 and Hickory Hollow. Holt Woods Market Report

Villages of Brentwood saw a remarkable increase in sales this spring. With overall sales up 78% over 2009, one would think the recession was a thing of the past! We're sure that the first time homebuyers tax credit helped a lot. The following shows the total transactions for the First 6 Months and then just the 2nd Quarter sales.

Villages of Brentwood

 

 

The average sales price was down 4% but if you remove the bottom two that were foreclosures, the average would only be down just under 2%. There are currently 17 homes for sale, 4 with financing contingencies. The average asking price is up to $169,235.

Many of these homes are considered starter homes. They range from just over 1100 square feet to over 2400 with the average really staying between 1250 and 1600. Built by Fox Ridge in the mid to late 80%, they have continued to increase in value, disregarding this recent recession.

Villages of Brentwood

 

 

The Villages of Brentwood neighborhood is Zoned for Granbery Elementary. Many parents look for affordable ways to have their children enrolled in this school and choose Villages of Brentwood just for that reason. Located just off Old Hickory Blvd between Nolensville Road and Edmondson Pike, in the Nipper's Corner area, one can reach either I-65 or I-24 in just minutes.

Franklin TN Fourth of July Celebration

Franklin TN Fourth of July Celebration Franklin on the Fourth

This year the Franklin on the Fourth will be nothing less than spectacular. Starting at noon the Public Square and Main Street will be bustling with music, children's activities, food, crafts, petting zoo and a million other things to do and see! Franklin on the Fourth

The Franklin Fourth of July party starts at Noon on Sunday. There will be 3 music stages and roaming street entertainers. The stages will be at Five Points, on 4th Avenue North, and in the Square.

The Kid's zone will be filled with things to dazzle the little ones including face painting,  the Sponge Bob Bounce House, slides, climbing walls and other inflatables. At the Five Point Stage Conductor Jack and the Zinghoppers will will perform two shows at 1 and 3pm. Jack was named "Best Children's entertainer" in Nashville by the Tennessean and Nashville's number One Kids Entertainer by Parent Magazine.

The Children's Parade will begin at Five Points at 4pm. There will be Prizes for best costume and decorated bikes and wagons. Pets are welcome!

Lorrie Morgan

 

 

Only the Franklin TN Fourth of July event would let you experience CMA Award winner Lorrie Morgan. She will perform on the Public Square stage at 7pm . Singing on stage since she was 13, she really made it big in the 1990s with her famous songs: "A picture of Me" and "I didn't know my own strength."

And then fireworks of course! You don't want to miss this wonderful event.

Music City Fourth of July

 Once again Nashvillians can enjoy a free concert by the Nashville Symphony at Riverfront Park on the Forth of July! The weekend festivities start today with $8 tickets for the General Jackson river cruises and a free concert tonight at 8pm by Chuck Wicks at Riverfront Park. There will be fireworks after the concert. Then on Saturday Julianne Hough will be the featured artest at 8 and more fireworks. During the day there will be family activities starting at noon. Finally on Sunday, there will be a petting zoo, inflatables and music starting at 2pm. You can see Jordyn Shellhart, Calico Trail, Damien Horne, Jessie James, Jaci Velasquez, Julianne Hough again and finally Trace Adkins.

Saturday Celebrations will include:

 

Gallatin 5pm to 9pm at the Gallatin Civic Center and Municipal Park.

Hendersonville 3 - 9:30pm at Drakes Creek Park

Smyrna will have a Black Hawk in the park for everyone to see. The Boomers will play 2 sets all at Victory Park starting at 5pm with fireworks at 9pm.

White House kicks off the day at 7am with a pancake breakfast, parade at 6:45pm and fireworks at 9pm. There will be ice cream and apple pie contests, a tractor show, and auditions for American Idol. You'll want to call Julie Bolton 672-3937for more details.

Each of these cities are planning many family oriented activities including blowups, slides, vendors and a host of other things before the fireworks.

Sunday Celebrations will take place in:

Brentwood at Crockett Park with the Kadillacs. This is part of the Brentwood Free Concert Summer Fourth of JulySeries. Music begins at 7pm, fireworks at 9pm.

Franklin activites begin at noon at the Public Square and down Main Street with a petting zoo, live bands, vendors, and antique car displays. Lorrie Morgan will perform at 7pm with fireworks following.

Mt. Juliet has their final Concert of their Summer Concert Series. Concert begins at 4pm with Fireworks at 9pm Behind Target in the Providence Market Place.

Murfreesboro is having a "Rock the Pool" party starting at 1pm at McKnight Park. Activities begin at 5pm and fireworks at 9pm.

Regal Cinemas Family Film Festival. Several locations around the city are offering  FREE movies on Tuesday and Wednesday at 10am. All of the movies are G and PG rated. Participating theaters are at Providence in Mt Juliet, Green Hills, and the Streets of Indian Lake in Hendersonville. Here is the schedule of movies.

Tall Tale Circus, presented by the Children's Theater at the Main Library on Church Street in downtown. Every Friday and Saturday at 10:30 and 11:30, July 9th through July 31st. Enjoy this musical extravaganza with your kids. It lasts less than an hour and is sure to keep them entertained.

While you're at the library, or don't wait, go now, sign up for one of the Summer Reading programs. Every library in middle TN has a program. Metro offers perks and prizes for getting the kids to real a lot this summer.

Fort NeglSummer in Nashville things to doey, located on Chestnut Street, next to the Sounds Stadium, has a great video that talks a lot about the fort and the Civil War and how it was fought here in Nashville. There is a self-guided tour of the hill with great views, but you'll have to get back out in the heat. That might be more fun in a couple of weeks when it's not so hot.

Frist Center is free for persons 18 and younger. The Golden Age of Couture exhibit just opened. Great for those aspiring young starlets you have at home. You can sign up your young artists for the Summer Art Camp. This is Swifty up above.Summer in Nashville things to do

Go Bowling! I just discovered the coolest website. It's call Kids Bowl Free. It's a summer program where the kids, up to age 15, can bowl 2 free games per day through August 15. Shoe rentals are just $1.50. Now you just can't beat that.
