Brentwood Baptist Church's Chinese ministry has begun to meet on Sundays in the new Baskin Chapel. They are currently being led by Scott Harris, the missions minister. The sermon is being preached in English while Sun Lu interprets for him. They are currently seeking a Chinese minister for this new ministry.

"The Chinese word is very condensed. It can capture in one word in Chinese that is a paragraph or several sentences in English. When we say it in Chinese, it reveals to us a deeper meaning, so that's why it's important to worship in Chinese" said Suk-Lee Winsor, a founding member of the Chinese ministry as quoted in the Tennessean.

While the group of 80 have a weekly Bible study on Sunday mornings, their service is only taking place once a month. The other Sundays they attend the regular services at the Church. Their long term goal is to grow their membership and have weekly worship services.

They families children are all deeply emersed in the English culture but for obvious reasons want to make sure that they don't loose their connection to their Chinese culture.

This group started at Brentwood Baptist Church in 2004 with 4 families.

The Chinese ministry is one of many at Brentwood Baptist Church. There are very strong Hispanic and Deaf ministries. There is  a Deaf Church attached to the main Church on Concord Road.

Chestnut Springs is still the most affordable neighborhood in Brentwood. Because the association fee pays for the lawn care, the neighborhood consistantly look neat and inviting. The sales in this neighborhood don't chang much from year to year. The buyers are sometimes First time Homebuyers and others move up from south Davidson County.

Prices show a decrease of 5% from 2008 to 2009. Looking closer, we can eliminate the forclosure property and that puts the decrease at only 4%. Not bad for a neighborhood when sales are down up to 10% in the surrounding areas.

There are currently 3 homes on the market which is very much in balance with our current market compared to Brentwood overall which has a 10.5 month supply of inventory.

Brentwood TN Real Estate doesn't always follow the Real Estate Trends in Middle Tennessee. Here, the average asking price of properties sold in 2009 was up 1% where the sales prices are down 3%. Of the 425 properties currently on the market, the average asking price is up 26% over the those of last year.

Where Chenoweth prices have held mostly steady the last 2 years, sales have not. Homes sold between $408,500, or $125 a square foot, and $715,000, or $161/sqft. The one consistent factor in all of the home sales is that Buyers no longer want to come in and update the homes they purchase.

Brentwood TN Real Estate market reflected similar outcomes in pricing but the number of units sold did not decrease as much.

For whatever reason, the sales in Chenoweth were down 30% in 2009 over 2008. The BIG NEWS on this is that all 6 sales in 2009 occurred in the first half of the year. Yes, spring is usually the busier time for home sales, but there were NO closings after July and there are currently no pendings. The average asking prices are up and there 7 homes on the market giving them a 14 month supply of inventory.

The Brentwood TN Real Estate market has only a 10 month supply of homes.

On January 25, 2010 the Williamson County Indoor Sports Complex will offer a fee fitness class from 9:30 to Brentwood TN Indoor Sports Complex10:30. The ISC has started "A New You for a New Year" program to help you meet your 2010 fitness goals.

This is a sample class to show you some of the fitness opportunities available to you at the Brentwood location of the Williamson County Parks and Recreation. Just off of Concord Road on Heritage Lane, this facility is state of the art with indoor swimming - both open and lap swimming - indoor tennis and a wonderful wellness center with trainers available to help you.

Though the January 25th class is free, Williamson County residents can purchase, at a reduced price in January, a 30 day Visit pass for only $30. This is visits, not a monthly fee. Sales in Raintree Forest decreased by almost 50% in 2009 over 2008 sales. Though it is a very popular neighborhood, most of the homes were built in the late 80's and early 90's. If they haven't been updated, they fall into that area where Buyers just don't want to do anything, if they don't have to.

Brentwood TN Real Estate, like everywhere shows sales down about 10%.

The average asking price increased from $677,957 in 2008 to $682,308.

The average sales price dropped from $653,513 to $634,240 just 3% from '08 to '09.

There are currently 45 homes pending with an average Asking Price of $688,723, similar to 2009 asking prices. There are currently 425 homes on the market - a 10 1/2 month supply - with an average asking price of $828,728.

Home Sales in the Brentwood market for 2009 have continued to hold steady with those of the fall of 2008.

While the prices are down, the number of transactions and the days on the market seem to be very similar. In doing the study we first just did ALL sales in Brentwood, Williamson County.

This number included homes in every price range. Normally that's how one would want to see the numbers. But when there are well under 100 transactions, even one number very high or very low will throw off the average and not show a true picture of what is happening in the markets.

Brentwood TN Real Estate has always followed it's own trends. Many of the home sales are the result of families being relocated into or out of the Middle Tennessee area.

That being said, the numbers showed the following for September:

After looking at the details, we determined that the bulk of the sales are usually under $900,000. By adding in the Million dollar homes, it threw the averages too much. In September of 2008 there were 3 homes sold over 1 million. In 2009, there were 6 properties sold over 1 million. With almost the same number of transactions, the averages did not reflect the general market trends. It does show that Buyers in the Top Priced market are purchasing homes. The following numbers will be more accurate for the general Brentwood population:

October numbers were very similar to September for both years. This time we never put in the over 1 million dollar homes because it through the averages off too much. For example, in October, 3 homes sold for over $2,000,000 and none in the 1 million dollar range.

You can see that the two months are very similar indeed. Where sales were up in general in middle Tennessee by almost 23%, that did not include the upper end price market. The average sales price of the homes sold in Nashville during the months of September and October were under $200,000. As these homes continue to close, we are seeing the market in the $300,000's pick up.

Chestnut Springs, located on the western side of Brentwood is one of the most affordable neighborhoods in Brentwood. Because of this, sales are generally consistant and the sales for 2009 are very much that compared to 2008. Last year, 2008, 7 homes sold in the first 3 quarters and this year, 2009, 6 sold.

At the time of this report there were 7 properties listed for sale with an average of 70 days on the market.

Looking at actual sales from 2008 to 2009 one finds the following comparisons:

Brentwood TN Real Estate in general shows asking prices down only 1.2%. The sales prices, however, are down 5%. This shows that though prices are down, Sellers continue to ask for last years pricing. The total number of Single Family homes sold is down 18% to 365 from 445 in 2008. There are currently 514 properties on the market.

Brentwood TN Real Estate Trends for 2009 - Raintree Forest Market Report

The last Raintree Market Report showed sales down 75% from the same time period in 2008. Good news in this area shows that the numbers year to date, of sales, are now only down 50%. Basically, 8 homes have sold in Raintree in 2009. 4 in the first half of the year, and 4 since July. In 2008, 15 homes had sold by this time, but 12 of them sold in the first half and only 3 in the next 3 months.

This tells us that sales have picked up considerably since June.Raintree Forest

Prices on the other hand have continued to drop. On first look, the statistic show a a decrease in AVERAGE sales price of 15%. Since there were so few closings, I was able to study them more in-depth. By deleting the sale on Highwood Hill, which sold at a bargain foreclosure sales price, the numbers show a decrease of only 3%. The last 3 properties to close averaged 3300 square feet instead of the usual 3600. This does indeed affect the average sales price.

Days on the market are up from 88 days to 133 days.

As the market continues to rebound, the prices should begin to stabilize. Homeowners in Raintree Forest and potential Buyers should feel confident that their home values have beat the market trend as far as pricing is concerned.

With their wonderful walking trails and other community amenities, Raintree Forest will always be a favorite place to live in Brentwood.

Sales of Homes in Brentwood TN were down 35% this spring while the prices decreased only 2%. This has been the norm throughout Middle Tennessee with the exception of price which has been anywhere from a 5% increase to 18% decrease. That being said, 2% is not a lot in this current economy.

The big news in Brentwood is the Inventory amount. In the first half of 2008, 275 homes sold. In the same time period of 2009, only 195 have sold.

There are currently 589 homes for sale. If you could use the 2008 numbers, there would be a 13 month supply. But since those numbers are no longer valid, the true supply should last us at least 18 months! An 18 month supply will only cause the prices to continue to decrease.

The numbers that are really scary are the prices. In 2008 the average sales price was $671,329. In the same time in 2009, the average sales price was $657,425. Not a terrible difference. The current Average ASKING price is $846,057. Hmmm I'm thinking the time on the market is going up.

With prices declining 2%, what are these sellers thinking? Up the price $200000 and they will buy it? This IS Brentwood after all. This Realtor doesn't think so.
