Raintree Forest 2011 Market Report

Raintree Forest sales were very consistent in 2011 compared to those of 2012. Prices were down, but no more than that of the area.

There was one Short Sale that pulled the average sales price down a little. Overall, the sales stayed strong in Raintree Forest.

There is one house pending and there are 5 homes listed as Active. Of the 5, 2 of the active listings have Financing Contingencies on them.

Raintree Forrest is a popular neighborhood for those relocating to Middle Tennessee. It has wonderful walk/bike trails throughout and a lovely Pool Playground complex. It's almost walking distance to the popular Ravenwood High and Kenrose Elementary Schools.

Chestnut Springs 2011 Market Report

Nashville TN Real Estate is experiencing a rise in home sales. Brentwood is no different. All of the area is still experiencing different amounts of decreases in sales prices.

Chestnut Springs is seeing the opposite. The number of sales is down but the prices have gone up. This is a great thing for Chestnut Springs.

There are only 3 homes for sale at this time. One of these has a Home Sale Contingency.(The Buyer must sell their own home before they can proceed to closing).

Chestnut Springs is located on the west side of Brentwood. It is one of the most affordable neighborhoods in Brentwood. The lots are small and the Homeowners Association fees cover the lawn care.

The west side of the neighborhood is connected to the Concord Road park where there is a playgroung, Shelter and walking trails.

Chenoweth 2011 Market Report

The Brentwood TN Real Estate Market showed an increase in overall sales in 2011 compared to 2010. Prices on fell on average 2% this past year which indicates that the market is beginning to stabilize.

Chenoweth may have seen a decrease in sales instead of the increase seen elsewhere, but their prices were only down 1%.

With only 4 homes currently for sale in Chenoweth, the absorption rate is down to a 4 month supply of homes for sale.

The Nashville TN Real Estate market reported that sales were up 1.8% in Middle Tennessee compared to 2010. The last quarter showed a 18% increase in sales compared to the same quarter for 2010.

The current outlook for 2012 is for sales to continue to increase in a steady fashion.

Sales were up just 1/2 of a percent in November compared with the November sales in 2010. The number went from 40 closings in 2010 to 42 in 2011.

The Average List Price went from $620,128 to $707,107 up 14%.

The Average Sales Price increased from $587,054 to $669,733 also up 14%. 

Brentwood TN Real Estate has floundered somewhat the past couple of years.

There has been an up-turn of the higher end properties selling. This is the main reason for the steep increase in prices.

We looked at the median sales price, the numbers went from $528,750 to $589,874. This was still a 12% increase.

The average days on the market are down from 111 to 103. This is a great sign for sellers as we head back into the spring market in the next few months.

Christmas Eve at Brentwood Baptist Church 2011

The Candlelight Service at Brentwood Baptist was wonderful this evening. We sang Christmas Carols together with the Worship Leaders and then Emily did this beautiful adaptation of John 1: 1-18.

Mike Glen, the pastor was very engaging and we closed the service singing All is Well while the candles were lit. 

It's always amazing to see this huge sanctuary lit up by the candles that the congregation holds. We sat very near the front and I was able to turn my head to the right and see up into the balcony.

I'm sorry I couldn't take better pictures. My husband was mortified I was taking them in Church.

Light Up the Night in Brentwood TN Christmas Lights 2011

This Saturday,December 9th, 2011, God willing, Brentwood homes will be lit up with their beautiful Christmas Lights displays. Streets will be lined with hundreds of luminaries.

Last year Brentwood was dark. Rain canceled the first event and then a crippling snowstorm cancel the rain date night!

This year neighborhood organizers are planning the event to begin at dusk. All are hoping for good weather! The streets will be full of cars cruising the neighborhoods looking at the colorful, and sometimes extravagant, displays!

Chenoweth Fall 2011 Market Report

Chenoweth Sales have held steady in the Third Quarter of 2011 compared to those of 2010.

The Average Sales Prices show them down 3% but the actual Price per Square Foot increased 1.5% in the 3rd Quarter compared to the same time in 2010! The Price/Sqft was $122 in 2010 and increased to $123.77 in 2011!

Chenoweth has 5 properties for sale, one with an Inspection Contingency and one Pending Sale.

This leaves less than a 3 month supply of inventory!

If our market continues along this course, we may see real recovery here in Middle Tennessee in 2012!

Chestnut Springs Fall 2011 Market Report

Chestnut Springs sales are down a bit in 2011 compared with sales in 2010. The numbers below show year-to-date.

The actual Third Quarter of 2011 only had a single closing compared to 4 closings in 2010.

Chestnut Springs currently has 6 properties for sale, 2 of which have financing contingencies. This is one of the most affordable neighborhoods in Brentwood which has an Average Sales Price of $582,000.

Buyers should be gobbling up these listings!

Raintree Forest Fall  2011 Market Report

It's so nice to see the market stabilizing in some of these neighborhoods! The year to date sales are almost identical with 13 homes selling in 2010 and 14 in 2011. The quarter results are close enough!

The Raintree Forest sales prices appear to have increased 7% but the reality is that the actual Price per Square foot went from $117.19/sqft to $117.85/sqft which is only a half of One Percent!

Still, the prices are moving in the right direction!

Raintree Forest currently has 4 Active homes on the market for sale and one Pending. With the current sales, this is only a 3 month supply of inventory, down considerably from this time last year.

If you're thinking of selling your home in Raintree Forest, now would be a good time to consider getting it on the market. Interest rates are at an all time low and people are still moving to the Nashville area from all parts of the country, especially California!
