Chestnut Springs is still the most affordable neighborhood in Brentwood. Because the association fee pays for the lawn care, the neighborhood consistantly look neat and inviting. The sales in this neighborhood don't chang much from year to year. The buyers are sometimes First time Homebuyers and others move up from south Davidson County.

Prices show a decrease of 5% from 2008 to 2009. Looking closer, we can eliminate the forclosure property and that puts the decrease at only 4%. Not bad for a neighborhood when sales are down up to 10% in the surrounding areas.
There are currently 3 homes on the market which is very much in balance with our current market compared to Brentwood overall which has a 10.5 month supply of inventory.
Brentwood TN Real Estate doesn't always follow the Real Estate Trends in Middle Tennessee. Here, the average asking price of properties sold in 2009 was up 1% where the sales prices are down 3%. Of the 425 properties currently on the market, the average asking price is up 26% over the those of last year.
