Chestnut Springs has been consistent if nothing else. One closing first quarter in both 2009 and 2010. It's hard to say that prices are up or down unless it's the same house or floor plan. What we do see is that 4 of the 8 active listings have contract contingencies on them.

Chestnut Springs was built by Pulte starting in 2002. It was such a popular concept at the time that they had a lottery to see who could write the first contract. 50 homesites were chosen the first weekend. This was the first time Buyers could get into the Brentwood area at this lower price point in New Construction. The average sales price of a house in Brentwood was $675,832.

Chestnut Springs

Chestnut Springs is still the most affordable neighborhood in Brentwood. Because the association fee pays for the lawn care, the neighborhood consistantly look neat and inviting. The sales in this neighborhood don't chang much from year to year. The buyers are sometimes First time Homebuyers and others move up from south Davidson County.

Prices show a decrease of 5% from 2008 to 2009. Looking closer, we can eliminate the forclosure property and that puts the decrease at only 4%. Not bad for a neighborhood when sales are down up to 10% in the surrounding areas.

There are currently 3 homes on the market which is very much in balance with our current market compared to Brentwood overall which has a 10.5 month supply of inventory.

Brentwood TN Real Estate doesn't always follow the Real Estate Trends in Middle Tennessee. Here, the average asking price of properties sold in 2009 was up 1% where the sales prices are down 3%. Of the 425 properties currently on the market, the average asking price is up 26% over the those of last year.

Brentwood TN Real Estate  - Chestnut Springs 2009 Fall Market Report

Chestnut Springs, located on the western side of Brentwood is one of the most affordable neighborhoods in Brentwood. Because of this, sales are generally consistant and the sales for 2009 are very much that compared to 2008. Last year, 2008, 7 homes sold in the first 3 quarters and this year, 2009, 6 sold.

At the time of this report there were 7 properties listed for sale with an average of 70 days on the market.

Looking at actual sales from 2008 to 2009 one finds the following comparisons:

Brentwood TN Real Estate in general shows asking prices down only 1.2%. The sales prices, however, are down 5%. This shows that though prices are down, Sellers continue to ask for last years pricing. The total number of Single Family homes sold is down 18% to 365 from 445 in 2008. There are currently 514 properties on the market.

Chestnut Springs Brentwood TN

Sales of Homes in Chestnut Springs have basically doubled this year. There are 5 closed to date and one pending. The time on the market has increased by almost 100 days and the prices are down 7% on average.

What we're seeing is that the lower priced homes have started to move and the upper end continues to sit on the market. The 7% decrease in price is high for Brentwood TN home sales, where the average has stayed below 4%.

The Nashville TN Real Estate market has begun to pick up in the past few months. First time homebuyers are starting to act on the $8000 Tax Credit being offered. As the lower priced inventory sells, many of those homeowners will be moving up in price. Already we're seeing multiple offers on well priced properties in good condition.

One thing for certain in the Brentwood TN Real Estate Market, is that Nothing is for certain! Wow did that make sense???

I just posted how there were no closings in Raintree Forest for the first half of last year, but there were several from July to December. Just the contrary in Chestnut Springs. There were 3 closings the first quarter of 2008 and 4 for the second. Then none after that.

2009 has started off promising. There has been one closing and there is currently one pending. There are 6 active listings which is a good number for this time of year.

The average sales price of the  closings last spring was $317,166. The first closing sold at $310,000 and the pending is listed at $309,900. The average price of the active listings is $314,300. Right in line with the closed transaction and the pending sale.

Sellers that price their homes to sell and follow the simple rules of  “Dressing your house to Sell” will find that they attract Buyers and are able to sell their houses and move on to their next homes!

Chestnut Spring Sales of Homes in Brentwood, TN - Market trends for 2008

Sales of Homes in Chestnut Springs were down 60% in 2008 over 2007 sales. The average sales price was down about 3% , but the Days on the Market were up over 100 days. The numbers are as follows:

Number of Homes sold in 2007 : 18

Number of Homes sold in 2008 : 7

Average Days on the market in 2007: 66

Average Days on the market in 2008: 101

Average Sales Price 2007: $306,598  or  $145/sqft

Average Sales Price 2008: $309,571  or  $141/sqft

Chestnut Springs sales prices were not down a lot, but the number of sales was down significantly AND only 1 of the 7 homes closed in September and none after that. There are currently no pending sales and there are 7 active listings on the market. This would indicate that there is a full year supply of inventory in this neighborhood. The active listings have been on the market for an average of 146 days.

Since the big market upset in September and October, sales have slowed dramatically. Buyers are becoming more market savvy and are looking for deals.
