Sales in Founders Pointe are down dramatically over last year. In 2008 19 homes sold in the first 9 months. In 2009 just 10. The good news in this is that prices have held well and in 2008 there were NO expired or withdrawn properties. That means that everyone who put there house on the market sold it. Could it be that with the current economy that the homeowners in Founders Pointe are just more content to stay put?

Founders Pointe has always been a popular neighborhood. Parents like the schools it's zone for and there is Founders Pointethe incredible Franklin Sports park just across the street. With sidewalks throughout, small playgrounds scattered in the neighborhood and a beautiful pool, what more can you ask for?


The Market for Franklin TN Real Estate in general is just not as bad as far as the number of sales is concerned. It's down 25%, where the Nashville sales ch are down 30%. The overall sales prices in Franklin are down just 4% over 2008 and Days on the market are up 25%.

Founders Pointe Subdivison 

One always feels welcome as they enter the Founders Pointe Subdivision. Located off 96West the homeowners enjoy their peaceful surroundings. The Market Report for Founders Pointe in 2008 showed that sales had stayed strong and that prices had actually gone UP!

The Market Report for the Spring of 2009 is not quite as rosey. Sales are down over 50% but prices are only down 5%. Considering that the market in so many other areas is down more than 10% in price, 5% seems nominal.

The $8000 First time home Buyer Tax Credit has caused a lot of activity in the homes priced near $200,000 and below. As these homes sell, the next step up will be neighborhoods like Founders Pointe. Activity should continue to pick up through the end of 2009.

Founders Pointe continues to buck the Real Estate trends in Middle Tennessee. 22 homes sold in this neighborhood last year, but NONE closed in the first 3 months. Then, in the second quarter, 12 properties closed (more that half of the years sales).

So far this this year, there have been 3 closings. The average sales price was $321,666, up 1% over last year. There is already one Pending and there are only 6 active listings, which is exactly where you would want to be at this point - a 2 month supply.

Compare this activity to other neighborhoods like Chestnut Bend where there were no closings the first 6 months of last year, already 3 this year and 4 pending, but the prices are down 1.5%. First time home buyers are starting to take advantage of the $8,000 tax credit incentive. Showing activity has picked up and people are writing offers. Those selling their homes will need to purchase and this is all good news for neighborhoods like Founders Pointe.

Founders Point Sales of Homes in Franklin TN - Market trends for 2008

Sales of Homes in Founders Pointe were down 10% in 2008 over 2007 sales. The average sales price was up about 2%, but the Days on the Market were up over 60 days. The numbers are as follows:

Number of Homes sold in 2007 : 22

 

Number of Homes sold in 2008 : 20

Average Days on the market in 2007: 49

 

Average Days on the market in 2008: 63

Average Sales Price 2007: $312,548

Average Sales Price 2008: $318,725

Founders Pointe has mostly bucked the trend in Middle Tn. Most prices have gone down between 5% and 15%. Also when researching the days on the market, many homes were listed multible times before selling. You find this in the Expired and Withdrawn sections of the report. Oddly enough, there were NO expired listings for the entire year and only 3 of the sold had been withdrawn and relisted. If you're looking for homes in Franklin TN, Founders Pointe is a great neighborhood to consider. It's convenient to downtown Franklin, it is an easy neighborhood to walk in and has numerous playgrounds and a wonderful pool area.
