For Nashville TN Home Sales, 2011 was the first year since 2006 that actually showed an increase in the number of homes sold over the number of the prior year. The increase for the year was only 1.8% but the final quarter of 2011 was up almost 18% compared to the final quarter of 2010.

Bradford Hills showed a modest decline in the number of sales in 2011 compared with those of 2010. Prices also adjusted downward 3% for the year somewhat less than the area average.

There are currently 2 homes pending and 6 active listings in Bradford Hills. Based on the prior 12 months, inventory is low with only a 4 month supply. Inventory is down in all of the middle Tennessee area but there is still a 9 to 10 month supply overall.

Even with the slight decrease in price, Bradford Hills is in a good position to have a strong 2012.

Bradford Hills Fall 2011 Market Report

Bradford Hills saw a nice increase in sales this past quarter! Sales were up 75% over the same period in 2010! This is not the case in all of middle Tennessee, so something great is happening here!

Though the Sales Prices show a decrease of 5%, the actual price per square foot only dropped 2% from $85.63/sqft to $84.23/sqft.  The days on the market are down and inventory is at a 5 1/2 month supply.

Bradford Hills is slowly turning back into a stable market.

Sales were down a bit for the first 3 quarters of 2011.

In Bradford Hills, 13 of the 17 that closed in 2010 qualified for the First Time Buyers Tax Incentive! That made a huge difference in the two years numbers.

By all accounts, sales are steady in Bradford Hills with prices just down 3%. Combining the numbers with Holt Woods, there have averaged 3 sales each month and there are currently 17 homes on the market.

The market is considered stable with a 6 month supply of homes. With just under 6 months, one would assume that the market seems to be in balance at this point.

Bradford Hills August 2011 Market Report

That's right Sales are up 300% in Bradford Hills for the month of July. Last year had only 2 closings in July. Last month there were 6 closings!

September of 2010 had one sale. There is already One Pending sale and 2 homes with contingencies. Sales will be up again in September at this rate!

All of the homes that have closed, have closed under $200,000. That's certainly down from the highs several years ago.

The average days on the market are down from 161 a year ago to 65 days in July. This means that if you will price your house right, it will sell in a short time.

Both Short Sale homes are at bargain prices and will probably not stay on the market for very long.

Sales have been all over the board this past 12 months in Bradford Hills and Holt Woods. The past 3 months have been the most active with an average of over 3 closings each month. We've combined the two neighborhoods in this report to give you a clear picture of what is happening in our immediate area.

If this current trend continues, we will be able to declare the market is stable in this neighborhood. A market is considered stable when it has no more than 6 months supply of inventory.

The First Quarter of this year started slow with no closings until March. The average Sales Price has increased just over 1% in the past 12 months and the Days on the Market decreased from 107 to 77.

Bradford Hills has seen relatively consistent sales this spring compared to the first quarter of 2010. There were 3 sales last spring and there have already been 2 closed, a current pending and one of the Active Listings has an inspection contingency on it.

Compare this to Nashville's overall sales which were down 9% for the month of March, one sees that this neighborhood continues to sell at a good pace. There are currently 14 active listings. 2 of them are Short Sales, which is not terribly high for this price range.

There is a 7 month supply of homes which is down from a 10 month high this time last year. By eliminating a very low priced short sale, the average asking price is very close to the average asking price of the first quarter.

Bradford Hills is poised to have a very good 2011. Home prices are just barely down and inventory is at a 2 year low. The number of homes sold in 2010 was down 32% in Bradford Hills over 2009.

Though there were Tax Credits available in the first half of the year, the same credits in 2009 created many more sales. To make the Credit point, of the 21 homes that sold in 2010, only 1/3 of them, 7, closed in the last 1/2 of the year. Of those that closed between June and December, several were foreclosures and most took a beating on the price. The average days on the market for the year was 98. The average days on the market for the last 7 in the last half of the year was 147, almost 50% higher.

Bradford Hills 2010 Market ReportThe Bradford Hills report sounds like a lot of negative talk but as the Spring of 2011 draws near, there is only a 4.5 month supply of homes on the market. Yes, the prices have come down some but interest rates are still good and Buyers are starting to look again as they worry about the rates inching up.

The MLS Area 1 Nashville Market Report shows overall sales down 18%, prices down less than .5% but there is an 8 month supply of inventory.

Sales were up 8% for the first half of 2010 in Bradford Hills. That's a great number but the Second Quarter numbers were even better. The number of closings between April 1 and June 30th were double 2009. One assumes that most of the sales were due to the First Time Home Buyers Tax Credit which expired June 30th.

The Bradford Hills neighborhood sales prices were down 5% overall. This is probably because 4 of the 10 sales were either foreclosures or short sales. Both usually sell for less than market value.

The Nashville TN Real Estate market for the last several months, has boasted increased sales over 2009. March made 6 months straight of increases over the prior year. For whatever reason, these numbers did not play out in Bradford Hills.

Prices held steady while sales decreased by over 60%.

There are currently 21 Active listings on the market with an average List Price of $204,622. Of these, 9 have contingency contracts. (Three of which are short sales). These contingency contracts should increase the number of closings in the second quarter of 2010.

The Nashville TN Real Estate market showed a 12% increase in sales with a 3% decrease in the average sales price. There were a total of 1193 closings in the first quarter, and there are already 325 pending sales waiting to fund.

With over 5000 properties on the market, it is still a  Buyers market and a good time to buy.
