Nashville TN Real Estate - Holt Woods Second Quarter 2010 Sales Report

The Holt Woods subdivision has struggled to sell in 2010. Normally a very popular place to live with already affordable prices, sales have lagged even during the time of the First Time Home Buyers Tax Credit this spring. We recently posted that the Villages of Brentwood sales were up 78% over 2009. Holt Woods, instead are off by 50%.

In Holt Woods, there are currently 6 homes on the market with an average asking price of $217,550. There is one pending with and asking price of $199,900. It is unfortunately a foreclosure and will further reduce the prices in the neighborhood.  Only last fall the popular 1400 square foot ranches were selling between $205,000 and $214,000. In the past 6 months perfectly good homes went on the market for $177,700 and $189,981.These were in Bradford Hills but they still affect the prices in Holt Woods.

Holt Woods is centrally located in South Nashville in what is known as the Nipper's Corner area. It is 10 minutes to I-65 and Brentwood or to I-24 and Hickory Hollow.

Nashville TN Real Estate - Holt Woods First Quarter 2010 Sales Report

Holt Woods is off to a rather slow start in 2010. As of April 1st, no properties have closed. There are currently 2 pending and 9 properties for sale. By this time last year, 2 properties had already closed.

Nashville TN Real Estate has continued to show an increase in sales, month after month, starting last fall. If rate remain low, we may see the market slowly turn around. The first time homebuyers tax credit has expired for any sales that were not already under contract on April 30th. We are continuing to see good activity this first week of May.

Holt Woods Neighborhood Garage Sale Saturday May 1, 2010

Next Saturday, May 1, Holt Woods will host it's Neighborhood Spring Garage Sale. Neighbors are invited to open their garages and purge their attics in a great attempt to eliminate unwanted items in their household. There will be signs and balloons placed by the Homeowners' Association.

For those of you who have items remaining at the end of the sale that you would like to NOT put back into the house, there will be a Goodwill Trailer, for your convenience, at the north end of Holt Hills Road.

Sale hours will be advertised as 8am to 2pm. Each homeowner is welcome to start earlier and stay later.

The Holt Woods Neighborhood Garage Sales is held every First Saturday in May and the First Saturday in October. Mark your calenders bargain shoppers! There will be deals to be had!

Homes in Holt Woods continue to maintain their value even as prices continue to decline in many areas of Middle Tennessee. The total number of sales is down 25% but the prices have barely moved.

Nashville TN Real Estate has seen the decline in sales and prices like the rest of the country. With overall sales down just over 9% for the City and prices down 11%, Holt Woods continues to be a good value.

Nashville TN Real Estate - Holt Woods 2009 Fall Report

The number of home sales is down 30% in Holt Woods this year. This number is very consistent with the Greater Nashville Area's statistics for 2009.

The most interesting trend that one sees is that most of the sales listed below occurred in the months between June and September during 2009. The bulk of the sales in 2008 occurred between May and July, and the year ended with one sale in September and one in October. 2009 looks like it will pass 2008 this fall in sales. There are already more closing on the books than occurred last fall.

There are currently 5 homes on the market and one pending. The balance of inventory to sales is in balance and possibly low in inventory. First time Homebuyers are still grabbing homes in this price range to close before the tax credit ends on November 30th.

Nashville TN Real Estate sales are down 30% for the year compared with this time in 2008. Nashville's Sales prices are down an average of 11%.The days on the market are very similar to last year and are averaging 77 days.

There are currently 6 properties on the market ranging in size from just under 2000 square feet to 2543 square feet. One is a ranch with a bonus room and screened in porch for $220,000. Some have the master on the mail level.

The Nashville TN Real Estate market has had its share of ups and downs these past 18 months but Holt Woods has more than held its own in terms of value. Located near the border of Davidson and Williamson County, you have easy access to both I-65 and I-24.

You see the neighborhood here in the box with the listings indicated. One can drive straight into downtown Nashville by taking Hwy 41, (or Nolensville Road).

Downtown Brentwood is just 10 minutes away and you can reach Downtown Nashville or Cool Springs in less that 15 minutes. There is a home there for everyone.
