The number of home sales is down 30% in Holt Woods this year. This number is very consistent with the Greater Nashville Area's statistics for 2009.

The most interesting trend that one sees is that most of the sales listed below occurred in the months between June and September during 2009. The bulk of the sales in 2008 occurred between May and July, and the year ended with one sale in September and one in October. 2009 looks like it will pass 2008 this fall in sales. There are already more closing on the books than occurred last fall.

There are currently 5 homes on the market and one pending. The balance of inventory to sales is in balance and possibly low in inventory. First time Homebuyers are still grabbing homes in this price range to close before the tax credit ends on November 30th.

Nashville TN Real Estate sales are down 30% for the year compared with this time in 2008. Nashville's Sales prices are down an average of 11%.The days on the market are very similar to last year and are averaging 77 days.

Sellers enjoyed somewhat positive results for the spring of 2009. Though the number of closings was down close to 30%, sales have increased in the past 3 months and promise better numbers for the fall. The 2009 sales shown here have an Average Sales Price higher than that of a year ago though the actual Price per Square Foot was down. The biggest difference that I see is that the difference between the asking price and the sales price has increased. This is mostly due to the fact that it's a strong Buyers market and Sellers know that they can either take a little less than they were hoping or just stay on the market.

Though the number of sales is down, you can see that the prices are all over the board, as they have always been in this neighborhood. The Condition of the property and the location in the neighborhood dictates the price the Buyer is willing to pay. With many homes to choose from, those that are in the best condition will continue to sell first.

With the $8000 First time HomeBuyers Tax Credit Incentive available on sales through November, Buyers are out looking and buying real estate.

Home sales in Holt Woods are on tract to be similar to 2008. Though that is somewhat down from 2007 and 2006, general Real Estate in Nashville TN are down more than in this neighborhood. Prices, however, have seen a decline of between 6 and 8%.

Last year there were 3 closings in the first quarter of 2008. There were 2 closings this year in the same quarter and there are currently 2 homes under contract. Activity has picked up dramatically in the past few weeks. The closings this year were homes on the market 40 days less than those of last year.

The prices in Holt Woods are well below the FHA limit and most fall within the THDA limit. Homes typically sell between $175,000 and $250,000.

THDA has a program that allows the Buyer to borrow the $8000 Federal Tax Credit from THDA to use for the down payment and closing costs. It is added to the loan as a Second Mortgage, Interest FREE until June of 2009. At this point, the Buyer should have received their tax return and can pay the Second mortgage off.

Holt Woods sales are on tract to be similar to 2008. Unlike headline news in The Tennessean and other local Real Estate Blogs, this neighborhood is holding ground as far as sales go. Prices are down almost 10% but the number of sales is equal to 2008 at this point.
