Holt Woods 2011 Market Report

Holt Woods saw a nice increase in sales in the year 2011.

Nashville's Real Estate sales were up 1.8% for the year and 18% for the final quarter of 2011. Holt Woods was way ahead of that!

Prices are still down a bit but the outlook for 2012 is very positive.

There are 3 homes showing active in Holt Woods and one of those has an Inspection Contingency. That leaves a less than 3 month supply of inventory.

This is a great time to be looking to sell your home in Holt Woods since the competition is weak.

Holt Woods 3rd Quarter 2011 Market Report

Holt Woods saw it's home sales double over the same time last year.

Last fall there were only 2 sales in the third quarter. One of those was a foreclosure. The other had a sales price of $192,000. The 2 had an average days on the market of 136 Days.

This fall, in the Third Quarter, there were 4 sales, one of which was a foreclosure. The average sales price was $190,575, down less than 1%. The days on the market dropped to 100 Days, down 26%.

There are currently only 4 homes on the market, or a 3 month supply!

Holt Woods Sales, combined with Bradford Hills are showing a strong comeback this fall. Between the two neighborhoods, there is only a 4 month supply of homes.

Holt Woods Fall 2011 Sales Report

Sales are up considerably in Holt Woods. For whatever reason, sales in 2010 were sluggish and the Tax Incentive did not push them up. 2011 on the other hand as seen a steady number of properties sold.

Just looking at the chart, it appears that the prices have decreased a lot. Because there is such a wide range in the sizes of the homes, we also looked at the average Sales Price per Square Foot (spsf). The 5 homes that sold in 2010 had an average SPSF of $91.29. The average SPSF in 2011 was $91.08 down less than .2%!

This is great news for homeowners. With only 4 homes on the market, there is just a 3 months supply.

Holt Woods is usually combined with Bradford Hills when we look at supply. In total, there were 26 home sales, year to date, and there are 17 active listings. That puts us right at a 6 month supply, or even inventory.

Start by going through the Garage and see what you need to get rid of! Next, into the attic and attack those boxes that you have forgotten about. It's time to purge!

If you're participating in the Neighborhood Yard Sale, you might want to have some bags and newspaper so people can carry their new treasures to their cars.

Make sure you get plenty of change before hand.

The sale will take place at the individual homes, but signs and advertising will be done by the Holt Wood Homeowner's Association.

The Holt Woods Neighborhood Yard Sale will run from 8am to 2pm.

If you're looking to pick up some bargains, this will be the place to be! Bring lots of singles and change since most homeowners will not take checks!

Holt Woods First Half 2011 Market Report

Sales were up 300% in Holt Woods this first half of 2011! This is somewhat unusual since there was no Tax Incentive this year but there was in 2010. One has to wonder what causes the difference in thinking. Maybe that Interest Rates are still incredibly low and that it appears that prices have bottomed out finally and could actually be inching up!

The Holt Wood prices appear to be down in this chart but the truth is, the average size of the homes sold in 2011 was 1910 square feet vs. 2397 square feet. That actually makes the price per square foot go up 12%!

There are currently 6 homes on the market with one pending sale. With 9 sales in the past 6 months and only 6 properties available, there are not enough properties to fill the rest of the year.

The Holt Woods homes that are available are mostly over 2100 square feet. Smaller homes are needed to fill the void in this market!

It's that time of year again and the weather should be perfect this weekend! If you live in Holt Woods, it's not too late to clean out the closets, the attic, and the garage and purge your house of all that unwanted clutter!

If you're hunting for bargains, neighborhood Garage Sales are the way to go. You can pick up good used furniture, toys, clothing and lots of kitchen items.

Holt Woods is located in the Nippers' Corner area, south of Old Hickory Blvd on the South side of Nashville between Edmondson Pike and Nolensville Road.

Spring Market Report

Homes sales are up in Holt Woods for the first quarter of 2011. With the sales in general down 10% in the Metropolitan Nashville area, Holt Woods sales were up 300%. Prices are down everywhere and this is also the case here.

The report shows the List Price and Sales Price for 2010 and 2011. Because the homes run from 1300 square feet up to almost 3000 square feet, the numbers are often deceiving.

With only one home sale the first quarter of last year, there is no average. The home was 1948 square feet and sold for $104/square foot. The average size of the 2011 homes was 1644 square feet and the average sales price/sqft was $108/sqft.

There are currently 8 active listings of which, one is a short sale and one has a financing contingency. There is one house pending. The active listings range from 1400sqft to over 2500sqft with the following details: 

Notice the different days on the market. 

This picture shows how the DOM (days on Market) look in the MLS (multiple listing service). What it doesn't show you is that the two listings that show 23 and 81 DOM, have expired a combined total of 10 times with the actual days on the market of 178 and 205 respectively. Adding those numbers to the actual is what brought the average days on Market up 35 days.

The numbers can be very miss leading to those looking at Comparative Market Reports. These properties end up being on the market for much longer than the average and usually end up selling for much less than the average too.

When considering agents to sell your home, make sure that the market reports that they show you include ALL of the expired and withdrawn listings. Those are the properties that did NOT sell. They are just as important as the Active listings when determining an asking price.

Nashville TN Real Estate - Holt Woods 2010 Market Report

The Numbers in Holt Woods are all over the place this year. Instead of doing a chart we'd like to explain the dynamics of the Market in Holt Woods. There are over 40 different floor plans with the homes ranging in size from just over 1100 square feet (sqft) to almost 3000 sqft. This means that prices can vary by up to $70,000.

Home sales were down 30% for the year over 2009, from 10 to 7. The average price/square foot appeared to also be down 10%. However, upon close examination, of the 7 sales in 2010, only 3 of them were over 2000 sqft, where of the 10 in 2009, all but 1 were over 2000 sqft.

Larger houses typically sell for more than smaller houses, thus the higher average sales price. Still along this thought, the smaller houses are mostly ranch style homes. Will all of the homes having 1 kitchen and 2 or 2.5 baths, the cost of the smaller homes is often considerably higher in the price per square foot than the larger.

With all of that said, prices are down a bit. There are currently 8 homes on the market or a 14 month supply. The days on the market increased from 70 days to 96 in 2010. The 8 homes for sale, have been on the market for an average of 107 days.

We are seeing activity pick up and hopefully these homes will be sold before the new spring crop of listings.

Fifth Annual Cereal Drive for the Tennessee Baptist Childrens Home

Last Tuesday we successfully picked up hundreds of boxes of cereal to be delivered to the Tennessee Baptist Childrens' Home. We drove up and down the streets of the Holt Woods and Bradford Hills neighborhoods in South Nashville.

There are approximately 850 homes between the two neighborhoods and it's an all day job driving slowly up and down every street looking for bags on the front porches that may or may not have cereal in them.

We started doing this cereal in 2005 when we learned that they were always running out of cereal for the kids.

The Tennessee Baptist Childrens Home, TBCH, gets almost all of their food from Second Harvest. Never enough cereal at Second Harvest. Much of their clothing and toiletries are also donated. The house parents earn about $11,000/year each. Both parents work on the property. They are missionaries here at home. There's no other way to describe their devotion to these children. I am honored to know them and be able to participate in their lives.

Holt Woods Nashville TN Fall Picnic Quite the success!

Saturday October 2nd the Board at Holt Woods in Nashville TN hosted their best picnic ever. By postponing the picnic from the terrible heat and humidity of August to the is beautiful Autumn afternoon, attendance was good and the weather could not be beat!

Holt Woods families enjoyed Hot Dogs and Hamburgers, and a variety of side dishes and desserts.

Sherruff made an appearance as did the mounted police.

The children could have thier faces painted or paint a pumpkin.

The blow up with slide was a HUGE success.

Gina Brawley did a live demonstration on composting with a very clear printed handout for those ready to take the next step and start. Julie Berbiglia, one of the hosts of the TN Garden Show  demonstrated how to make a Rain Barrel. She had samples of barrels that Metro sells.

Holt Woods is a delightful neighborhood in the southern part of Davidson County.
