Brentwood TN Real Estate - Hearthstone 2009 Year End Market Report
Hearthstone is probably one of the few neighborhoods in the Nashville area that actually saw their average sales price INCREASE. That tells you a lot about a neighborhood. Tough it's listed as a Brentwood subdivision, and they do have a Brentwood mailing address, it is actually in Davidson County and zoned for Metro Public Schools.
|Year||Number of Homes Sold||Average List Price||Average Sales Price||Difference|
The number of homes sold is down dramatically from 2008 but with the slight increase in price, this should worry you none. Most of these homes were built in the mid to late 80's. At the time they filled a huge need for this area. All brick with somewhat larger yards, mature trees, and just a couple of miles to I-65.
The Brentwood TN Real Estate market, like it's neighbor Nashville saw prices decrease between 8 and 10% in 2009. Sales in general increased three months in a row with volume up 13% in December, almost 58% in November and 63% in October. It's too early to predict that we are in recovery, but the numbers are looking good.
The Tennessean reported last week that according to GNAR, the local Board of Realtors, that the prices seem to have stabilized. Stabilized or not, confidence appears to be up. With 2 of the 4 sales occuring in November and December, one could assume that it was the result of the First Time Home Buyers Credit.
