Chestnut Springs has been consistent if nothing else. One closing first quarter in both 2009 and 2010. It's hard to say that prices are up or down unless it's the same house or floor plan. What we do see is that 4 of the 8 active listings have contract contingencies on them.

Chestnut Springs was built by Pulte starting in 2002. It was such a popular concept at the time that they had a lottery to see who could write the first contract. 50 homesites were chosen the first weekend. This was the first time Buyers could get into the Brentwood area at this lower price point in New Construction. The average sales price of a house in Brentwood was $675,832.

sounds like a tremendous time to buy a home in Brentwood Connie! Does Pulte (now Centex too) have a big presence in your area?
Pam - Yes they are very big. They bought one of the local builders several years ago and have really made a presence here. This community was unique because they didn't have to have 1 acre lots like most of Brentwood. They have an association fee that cuts all the yards!
