Brentwood TN Real Estate - Copperfield 2010 Second Quarter Market Report

Copperfield's home sales have really picked up in 2010. From only one in the first half of 2009 to 5 in the first 6 months of 2010. With only one example for 2009 it's hard to say a lot about pricing. From this indication the sales prices are only down 1%. Not terrible in the given market.

In Copperfield, there are currently 6 homes on the market with an average asking price of $301,283. It
sounds a little high but the actual asking price per square foot is on par with the 2010 sales this year. The sold homes averaged $117.19/sqft asking price and those for sale are at $117.69. The homes in this neighborhood are often one story with a bonus room up over the garage. The builder kept many trees when building here in the late 80s and early 90s giving it a distinctive feel.
Homes priced between $250,000 and $350,000 saw a 10% increase in sales in Brentwood Davidson County compared to a 35% increase in the same price range in Brentwood and Franklin, Williamson County. This was one of the strongest price points throughout the middle Tennessee area.
The Copperfield subdivision is located between Old Hickory Blvd and Cloverland, this neighborhood is easy to access from Nipper's Corner and Brentwood. There is grocery shopping, Starbucks, and restaurants in easy walking distance.
