Franklin TN Real Estate - Chestnut Bend prices starting to rebound!

The number of home sales is down in Chestnut Bend but the prices seem to be recovering. At first glance it appears that they are continuing to fall, but that's just not the case. This is the 3rd quarter sales report showing the figures as to how they compare with the same time period in 2009.
From this chart, it looks like not only are sales down, but prices as well. The two properties that sold do show a lower average price but one of the properties was a foreclosure and shouldn't be used to determine actual market data.

The other Chestnut Bend property sold for $480k or $132/square foot. The average price/square foot (sqft) in the same time period of 2009 was $124.45/sqft an increase of 6%.
Home Sales in Franklin TN were up 18.5% in the 3rd quarter 2010 over the same quarter in 2009. Prices were up 1%.
