Nashville TN Real Estate - Bradford Hills 2010 Market Report 
Bradford Hills is poised to have a very good 2011. Home prices are just barely down and inventory is at a 2 year low. The number of homes sold in 2010 was down 32% in Bradford Hills over 2009.

Though there were Tax Credits available in the first half of the year, the same credits in 2009 created many more sales. To make the Credit point, of the 21 homes that sold in 2010, only 1/3 of them, 7, closed in the last 1/2 of the year. Of those that closed between June and December, several were foreclosures and most took a beating on the price. The average days on the market for the year was 98. The average days on the market for the last 7 in the last half of the year was 147, almost 50% higher.
The Bradford Hills report sounds like a lot of negative talk but as the Spring of 2011 draws near, there is only a 4.5 month supply of homes on the market. Yes, the prices have come down some but interest rates are still good and Buyers are starting to look again as they worry about the rates inching up.
The MLS Area 1 Nashville Market Report shows overall sales down 18%, prices down less than .5% but there is an 8 month supply of inventory.
