Raintree Forest showed a remarkable increase in sales for 2010 over those of 2009. Sales were up everywhere in Brentwood but not like these numbers.

Of the sales both years, there were a couple of Foreclosures and Short sales that in both years closed in the mid-300s. These sales pull the average prices down by close to $20,000.

You see that the list price changed a few dollars and the sales price barely moved. This is better than the average sales price for homes in Brentwood that was down 8% in 2010. Overall sales in Middle TennesseeRaintree Forest were down 9% in 2010 with prices up on average 4%.

Raintree Forest draws many families that are relocating to the Nashville area from other parts of the country. They are usually impressed with its bike and walking trails, Pool and Tennis and the lovely rolling hills.

Connie--Brentwood, TN real estate has made a wonderful jump in every category!!.  People in Raintree Forest must be thrilled!!  Beautiful begonias in front of that sign!  I am sure they are long gone!

Hi Connie, Raintree Forest sounds like a rock solid area.  Pretty subdivision marquee and I love the photo of the meandering road - it just looks so peaceful.

Michelle - Same here. Some are stagnant and doing nothing and others like Raintree Forest are doing well!

Pat - On my long runs, we run through this neighborhood. I love it!

Joyce - It really is a nice place to live. And very close to Cool Springs.

Connie.. This is a good market report, and looks like an overall stable community.  A decrease of $290k due to short sales and foreclosures is not much this day and age.
