Holt Woods 2011 Market Report

Homes sales are up in Holt Woods for the first quarter of 2011. With the sales in general down 10% in the Metropolitan Nashville area, Holt Woods sales were up 300%. Prices are down everywhere and this is also the case here.

The report shows the List Price and Sales Price for 2010 and 2011. Because the homes run from 1300 square feet up to almost 3000 square feet, the numbers are often deceiving.

With only one home sale the first quarter of last year, there is no average. The home was 1948 square feet and sold for $104/square foot. The average size of the 2011 homes was 1644 square feet and the average sales price/sqft was $108/sqft.

There are currently 8 active listings of which, one is a short sale and one has a financing contingency. There is one house pending. The active listings range from 1400sqft to over 2500sqft with the following details:

This picture shows how the DOM (days on Market) look in the MLS (multiple listing service). What it doesn't show you is that the two listings that show 23 and 81 DOM, have expired a combined total of 10 times with the actual days on the market of 178 and 205 respectively. Adding those numbers to the actual is what brought the average days on Market up 35 days.

The numbers can be very miss leading to those looking at Comparative Market Reports. These properties end up being on the market for much longer than the average and usually end up selling for much less than the average too.

When considering agents to sell your home, make sure that the market reports that they show you include ALL of the expired and withdrawn listings. Those are the properties that did NOT sell. They are just as important as the Active listings when determining an asking price.
