Bradford Hills 2011 Detailed Spring Market Report

Bradford Hills has seen relatively consistent sales this spring compared to the first quarter of 2010. There were 3 sales last spring and there have already been 2 closed, a current pending and one of the Active Listings has an inspection contingency on it.
| # Homes Sold | List Price | Sales Price | Days on Market | |
| 2010 | 3 | $204,930 | $200,666 | 78 |
| 2011 | 2 | $202,400 | $190,950 | 118 |
| % Change | -33% | -1% | -5% | 50% |
| Active Homes | List Price | Days on Market | ||
| 17 | $197,637 | 86 |
Compare this to Nashville's overall sales which were down 9% for the month of March, one sees that this neighborhood continues to sell at a good pace. There are currently 14 active listings. 2 of them are Short Sales, which is not terribly high for this price range.
There is a 7 month supply of homes which is down from a 10 month high this time last year. By eliminating a very low priced short sale, the average asking price is very close to the average asking price of the first quarter.

Nice presentation of the details. I love the way you did this, and it really gives a good overview of what is happening in the area.
Hey Connie...great spring market report. My friend Cindy is here with me and said she met you today. Wish I had been there too. Maybe we'll see each other next time!
Mimi - Thank you for your input. I am always trying to make the market reports better, not so boring.
Kim - I met Cindy yesterday and told her to tell you a big "hello" from me!!!
Connie - yes the winter NJ market hadn't been that great this year either but my hopes are up for the spring market... Been showing a lot of homes lately so the buyers are coming out of hibernation finally...
Bob and Lisa - We're starting to see things pick up here too.
