Villages of Brentwood 2011 Detailed Spring Market Report

Closed sales were down in Villages of Brentwood this spring. There were 3 homes pending at the end of the first quarter which would help put the numbers closer to the first quarter in 2010.
The actual numbers are:
Closed Sales First Quarter 2010: 5
Closed Sales First Quarter 2011: 1
Average List Price 2010: $161,029
Average Sales Price 2010: $157,320
Average Sales Price per Square Foot (spsf) 2010: $98.20
The one home that closed the first quarter of 2011 listed for $149,900 and sold for $144,100 or $115.28/sqft.
Larger homes typically sell for less/sqft than a smaller home. The homes that sold last year averaged over 1600 square feet. The home that sold in Spring of 2011 was only 1250 sqft.
The homes that were pending at the end of the month had asking prices that averaged $109.39/sqft. This would indicate that the prices have remained somewhat steady.
There are currently 7 propertys on the market for sale. This would be a healthy number considering the amount of turnover that usually occurs in this neighborhood.
Last spring the Tax Incentive was in place so sales for first time homebuyers would be expected to be higher than in 2011.
Villages of Brentwood is located in South Nashville, just off Old Hickory Boulevard in the Nippers Corner area. It located between Antioch and Brentwood, I-65 and I-24.
It is zoned for Granbery Elementary and Oliver Middle schools.
