The Villages of Brentwood has finally turned the corner and gone from a Buyers market to a Sellers market. They still have competition in the surrounding area, but there are fewer homes on the market now than there have been in several years.
The Chart below shows the number of sales in the past quarter, past 6 months and past year. This is called an Absorption Rate chart that clearly shows the activity of the neighborhood.

In Villages of Brentwood, there are currently 3 pending sales, and one of the active listings has a financing contingency on it. Next month it will bump the 3 month sales to 8 with an average of 2.67 sales per month and that will leave a just over 3 month supply of homes.
A stable market has about a 6 month supply of inventory. Anything less is considered an Seller's Market. Connie~ That is fabulous news for Villages of Brentwood! The sellers in the area should give you a call, it is important to have a agent that keeps up with what is going on in the area!!
That's not many sales... Do you cover other areas as well?
Conrad - 2 of the 24 were foreclosures. No Short Sales that I could see. That's pretty good for this price range. The average sales price is probably in the $170s
Melissa - My thoughts exactly. The Active sale with the contingency is my listing and is closing this afternoon.
Lauren - I do cover many other areas. This is a 300 home subdivision. 24 in a year is actually nice turnover.
