Holt Woods First Half 2011 Market Report

Sales were up 300% in Holt Woods this first half of 2011! This is somewhat unusual since there was no Tax Incentive this year but there was in 2010. One has to wonder what causes the difference in thinking. Maybe that Interest Rates are still incredibly low and that it appears that prices have bottomed out finally and could actually be inching up!

The Holt Wood prices appear to be down in this chart but the truth is, the average size of the homes sold in 2011 was 1910 square feet vs. 2397 square feet. That actually makes the price per square foot go up 12%!
There are currently 6 homes on the market with one pending sale. With 9
sales in the past 6 months and only 6 properties available, there are not enough properties to fill the rest of the year.
The Holt Woods homes that are available are mostly over 2100 square feet. Smaller homes are needed to fill the void in this market!

Connie The formatting of your report on Holt Woods is excellent - concise, but informative. The numbers appear to be improving especially with a 300% increase in unit sales
Karen - For some unknown reason this neighborhood, which is normally very popular, had terrible sales last year. The Tax Incentive did nothing for it!
