Brentwood TN Real Estate

Raintree Forest Fall  2011 Market Report

Raintree Forest

It's so nice to see the market stabilizing in some of these neighborhoods! The year to date sales are almost identical with 13 homes selling in 2010 and 14 in 2011. The quarter results are close enough!

  2010 2011 Percent Change
# of Homes Sold 4 5 25%
Average list Price $416,050 $445,940 7%
Average Sales Price $403,000 $431,700 7%
Days on the Market 128 91 -29%

The Raintree Forest sales prices appear to have increased 7% but the Raintree Forestreality is that the actual Price per Square foot went from $117.19/sqft to $117.85/sqft which is only a half of One Percent!

Still, the prices are moving in the right direction!

Raintree Forest currently has 4 Active homes on the market for sale and one Pending. With the current sales, this is only a 3 month supply of inventory, down considerably from this time last year.

If you're thinking of selling your home in Raintree Forest, now would be a good time to consider getting it on the market. Interest rates are at an all time low and people are still moving to the Nashville area from all parts of the country, especially California!

Fred - You don't hear all this good stuff on the news or even from other agents, but the numbers don't lie!

Debb - I couldn't agree more! They're going to sit and wait and wake up one day and the train will have left the station!
