Bradford Hills 2014 Market Report

Bradford Hills 2014 Market Report

Bradford Hills Market Report

Bradford Hills 2014 sales stayed very similar to the sales in 2013! Prices were up as were Days on the Market. All good things for any neighborhood.

  # Sales Average List Price Average Sales Price DOM
2013 42 $200,543.00 $195,383 61
2014 43 $213,287.00 $208,773 67
% Change 2% 6% 7% 10%

Sales prices show a 7% increase. With the variety of floor plans in Bradford Hills, the home sizes can vary from 1200 square feet to almost 3000sqft. These larger homes often have finished basements.

Bradford Hills tends to follow closely with Holt Woods since the same builders built them. The floor plans are largely the same as is the square footage.

Holt Woods only saw a 2% increase in the Sales Price, but the sales prices were about 5% more than in Bradford Hills.

Compared to the Nashville area in general, both beat the average. Nashville Real Estate sales were up 15% in 2013 compared to sales in 2012. Median prices increased 11%.

Bradford Hills currently has 7 homes listed as Active in the local MLS. ALL of these properties have inspection contingencies, leaving NO homes for sale.

That's very clearly a Seller's Market.

Home sales are expected to increase in 2015 throughout the middle Tennessee area.

With low inventory, Bradford Hills  Homeowners considering a move in 2015 should consider getting their homes ready for sale earlier than usual this year.

Bradford Hills is located in what is called the Nipper's Corner area of Nashville. Situated directly south of the city and less than a mile from the Williamson County line. It is half way between I-65 and I-24 giving it access to all areas of the city in less than 30 minutes.

Hi Connie.  It looks like prices are going the right way in Bradford Hills.

It looks like your inventory is very low that can push housing prices even higher during these spring months.
