      <title>Blogging when you're just plain Sad</title>
      <description>&lt;p&gt;&lt;big&gt;&lt;big&gt;&lt;span&gt;I know some of you wonder where I disappear to. I'll be really active here at AR and then I won't be around for a week or more. That being said, it's sometimes just hard to share the hard parts of your life.&amp;nbsp;&lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;&lt;span&gt;Last week Maude died. Maude was my mother-in-law for 20 years. She had only one child and I am married to him. Maude would have been 97 this October. She still lived in the house that she and Joe bought 59 years ago. Now, Joe lives there alone. &lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;&lt;span&gt;Joe is 96. He really has no business living in this house alone.The house is south of Cleveland, Ohio. That's a good 9 hour drive from Nashville. It has 2 bedrooms and only one bath. All of these things are up a very steep flight of stairs. The washer and dryer are in the basement. Not that he was using them. We have suggested assisted living arrangements and possible in-house services. He is of sound mind and doesn't want to be told what to do. Neither would I probably. But when do you step in and say &quot;you just can't live here by yourself anymore.&quot;? &lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;&lt;span&gt;I'll miss Maude. I can't be too sad. She lived at home until a month ago. She was almost 97 and had a good live. She wasn't ill. Didn't have a prolonged illness. Many don't have it this good. &lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/p&gt;
&lt;p&gt;&lt;big&gt;&lt;big&gt;&lt;span&gt;Anyway, if I'm not here, it's usually some prolonged family issue and I'm not focused. It's not that I don't think of you. Thanks for reading.&lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/p&gt;

Those in the rear portion of the neighborhood were either built by them or custom builders. The homes in the back are also larger and tend to sell for quite a bit more.&lt;/p&gt;

      <title>NEVER Pressure Wash A Deck!</title>
      <description>&lt;p&gt;&lt;p&gt;I found this incredibly interesting. I was just lining up someone to pressure wash my deck and then restain it. Not anymore. I've printed the info and am looking for these products that Jay reccommends.&lt;/p&gt;
&lt;p&gt;It's important to inform ourselves about the best way to take care of our homes. &lt;p&gt;The older the deck, the worse the wood reacts to pressure washing.&amp;nbsp; The big mistake is that companies and homeowners have a tendency to set the pressure way too high.&amp;nbsp; But even at low pressures the deck can become damaged.&lt;/p&gt;
&lt;p&gt;What does pressure washing do?&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;It removes loose material and leaves a gafillion dangerous splinters and gaps.&amp;nbsp; Those gaps open up further letting in more damaging sun and water.&lt;br /&gt;&lt;/li&gt;
&lt;li&gt;It removes the natural oils in the wood that are not replaced with sealants.&lt;/li&gt;
&lt;li&gt;It causes wood to dry quickly causing cupping and warping.&lt;/li&gt;
&lt;li&gt;It causes damage.&lt;/li&gt;
&lt;li&gt;It loosens nails as the wood expands.&lt;/li&gt;
&lt;li&gt;It can cause water to enter the house.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;So what to do instead?&lt;/p&gt;
&lt;p&gt;There are various, excellent, gentle cleansers out there.&amp;nbsp; Be sure to select cleansers that do not have caustic lye or acid, or say not to use around children, pets or water features.&amp;nbsp; A company called Dekswood makes an excellent cleanser that can be followed with sealants.&amp;nbsp; And the so-called &quot;oxygen&quot; cleansers, with the active ingredient of &lt;em&gt;&lt;strong&gt;sodium percarbonate&lt;/strong&gt;&lt;/em&gt;, are great and don't damage the wood, the kids or pets, the house or the yard.&lt;/p&gt;
&lt;p&gt;You MUST seal your deck after cleaning.&amp;nbsp; The sun does more damage to your deck than rain and snow.&amp;nbsp; &lt;strong&gt;BE SURE TO USE A SEALANT THAT HAS UV INHIBITORS IN ADDITION TO WATER PROTECTION.&lt;/strong&gt;&amp;nbsp; Read the label.&amp;nbsp; It will tell you what the contents are.&amp;nbsp; Water proofing alone is not enough.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&lt;/strong&gt;&amp;nbsp; Keep your deck gently cleaned and protected and it will last many decades.&amp;nbsp; Not doing so makes it unsafe and age much faster.&lt;/p&gt;

This particular home backed up to large electrical lines and many Buyers are not inclined to have this view from the back of their home. When we removed it from the market report,&amp;nbsp; it put the increase at 6% instead of what would have shown as an 8% increase over 2009.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Days on the market is down by half&lt;/strong&gt;. That should be encouraging to the 12 homes that are currently for sale. Of the 12, 2 are under contract. Most of the homes were semi-custom built in the late 80s and mid 90s. In 2000 a new builder came in and developed a new section with a more contemporary interior.&lt;/p&gt;

But it is still a Buyers Market. Prices here have also fallen less than in many of the Middle Tennessee neighborhoods.&lt;/p&gt;

&lt;p&gt;So much has transpired in the last week with &lt;strong&gt;FHA loans&lt;/strong&gt; and there are things that you need to know and understand why some of these changes took place.&lt;/p&gt;

&lt;p&gt;Overall, I have noticed several comments that either the commentor seemed confused about the changes or believed that the changes would be no good and or destroy home buying. &lt;p&gt;What were the &lt;strong&gt;FHA loan&lt;/strong&gt; changes by HUD? Keep in mind, the only change that is official is # 1. The other specified changes will be posted in the &lt;a href=&quot;http://www.regulations.gov/search/Regs/home.html#home&quot; title=&quot;Federal Register&quot;&gt;&lt;strong&gt;Federal Register&lt;/strong&gt;&lt;/a&gt; in February, and after a notice and comment period, would go into effect in the early summer.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1. &lt;span&gt;Raising the&lt;strong&gt; FHA UPMIP&lt;/strong&gt; (&lt;strong&gt;upfront mortgage insurance premium&lt;/strong&gt;)&lt;/span&gt; - So many keep saying that this is an added expense to borrowers at closing. Yes &amp;amp; No. This statement is misleading, even though it appears on the HUD settlement statement. In reality, you are allowed to finance this &lt;strong&gt;upfront mortgage insurance&lt;/strong&gt; into the loan. The new change was only 50 basis points, going from 1.75% to 2.25%. This change will go into effect on or after &lt;span&gt;April 5th, 2010&lt;/span&gt;, with all new &lt;strong&gt;FHA case numbers&lt;/strong&gt; assigned.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;span&gt;Example on the difference&lt;/span&gt; :&lt;/p&gt;
&lt;p&gt;On a $300,000 loan, you are talking about an additional $1,500 added onto the loan. This equates to an additional $8 per month. That is not much to disqualify someone, unless you were already exceeding the debt-to-income ratios already.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Why was this change made?&lt;/strong&gt;&amp;nbsp; To help re-establish &lt;strong&gt;FHA's capital reserves&lt;/strong&gt;. &lt;strong&gt;David Stevens&lt;/strong&gt; gives an explanation to some of this in &lt;a href=&quot;http://activerain.com/blogsview/1450362/changes-at-fha&quot; title=&quot;David Stevens&quot;&gt;&lt;strong&gt;FHA changes&lt;/strong&gt;&lt;/a&gt;.&amp;nbsp; Just a FYI - David has just recently joined us at &lt;strong&gt;Active Rain&lt;/strong&gt; and was appointed the Assistant Secretary of Housing in early 2009. I wanted to share my thoughts because some of my views slightly differ from what Mr. Stevens wrote in his blog post.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;2. &lt;span&gt;&lt;strong&gt;FHA credit score&lt;/strong&gt; changes &amp;amp; down payment updates&lt;/span&gt; - With all &lt;strong&gt;FHA loans&lt;/strong&gt;, you still don't need a credit score. Keep in mind most lenders and investors have what are called &lt;strong&gt;lender overlays&lt;/strong&gt;.&amp;nbsp; The lender can add to the &lt;strong&gt;FHA guidelines&lt;/strong&gt;. Why would a lender do this?&amp;nbsp; To make it more sellable to other investors on Wall Street.&lt;/p&gt;
&lt;p&gt;This is a change that is not really a huge change. You must now have a credit score of 580 or above in order to be allowed to use the regular 3.5% down payment guideline. Any score below this, the borrower will need at least 10% down. Why is this not such a huge concern? Most lenders are at 620 and several are at 640. The reason being is that most investors on Wall Street don't want to purchase loans less than a 620, because more loans under this score don't perform as well.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Credit scores under 620&lt;/strong&gt; - Yes, there are a few investors that allow for scores under 620, but &lt;strong&gt;BUYER BEWARE&lt;/strong&gt;. Just because a loan officer has this program, doesn't mean that it will happen. On top of that, most lenders have major penalties if you fall under the 620 score. These penalties are anywhere from a 1/2% in rate to up to 2 additional points in fees, and sometimes both. Why?&amp;nbsp; Because that lender will portfolio that loan, hoping that they can sell it in 12 months. The additional points and higher rate is to help with their risk, for those loans that don't perform.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My opinion on this?&lt;/strong&gt;&amp;nbsp; Work with a trusted loan officer that is not pushing the lower credit score. Work with a loan officer that will help you get your credit scores up in 6 months to a year. So what you missed the first time homebuyers tax credit. Because of the difference in fees and rate, it will cost you more money over the longer period than if you just waited and worked on your credit.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;3. &lt;span&gt;&lt;strong&gt;FHA seller concessions &lt;/strong&gt;from 6% to 3% in seller help&lt;/span&gt; - Mr. Stevens stated this in his blog, &lt;a href=&quot;http://activerain.com/blogsview/1450362/changes-at-fha&quot; title=&quot;David Stevens&quot;&gt;&lt;strong&gt;FHA changes&lt;/strong&gt;&lt;/a&gt;. &lt;em&gt;&quot;The current level exposes the &lt;strong&gt;FHA&lt;/strong&gt; to excess risk by creating incentives to inflate appraised value.&amp;nbsp; This change will bring FHA into conformity with industry standards on seller concessions.&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;Hey, I love making loans, but I will have to agree with HUD's assessment here. Now, I will say this though. It will hurt many markets across the U.S. Especially those families that are middle to lower income and those buying homes that are priced at $160,000 or lower, especially those at $90,000 and less.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Overall, we can have that whole argument that you need &lt;a href=&quot;http://activerain.com/blogsview/1273411/i-want-your-skin-in-this-game-give-it-up-&quot; title=&quot;i want your skin in this deal&quot;&gt;&lt;strong&gt;skin in the game&lt;/strong&gt;&lt;/a&gt;, etc, etc. On all &lt;strong&gt;FHA loans&lt;/strong&gt;, the borrower still needs 3.5% of their own money into the transaction. Sure, you can get a gift from family members, or even grants, and or even money from non-profit organizations. But the outcome in my opinion, could dampen the housing recovery even more. And that is why you can &lt;strong&gt;voice your concerns and add comments&lt;/strong&gt; to the &lt;strong&gt;Federal Registry&lt;/strong&gt;. When anyone made  a comment on one of my posts, it sent me an email. But twice in the past few weeks another AR member tried to send me  a REFERRAL! For heaven's sake, these people think that I'm not  intersted when I don't respond in a timely fashion. If I send out an  email to someone with a referral, and they don't respond w/in 24 hours, I  send it to someone else! &lt;/span&gt;&lt;/big&gt;&lt;/big&gt;&lt;/span&gt;&lt;/p&gt;
