Purchasing a Short Sale in Nashville TN

Purchasing a Short Sale in Nashville TN is very possible in 2010 but not always as easy as it sounds. I get calls often from people who have found 4 bedroom houses listed for $20,000 and they want to know what they have to do to buy them. Often these homes don't exist or are in such bad shape that it would take tens of thousands of dollars to bring them up to living condition. Then you often have more money in them than their worth.

What is a Short Sale?

A short sale means the property is listed at or below the amount needed to payoff the existing loan/loans. Sometimes the seller's lender may accept a discounted payoff to release an existing mortgage. Just because a property is listed with short sale terms does not mean the lender has been contacted in advance or will accept your offer, even if the seller accepts it.

Understand that not all sellers are in default (behind on their mortgage payments) when they list their homes as Short Sales. Some want to move, for whatever reason, but the property is no longer worth what they owe on it. In these cases, some lenders will approve the Short Sale.

Short Sales and Foreclosures in Nashville are often good bargains. But, when the numbers don't make sense, you need to remember that you still get what you paid for it. This is where your Realtor comes in. They will do research on the property to see what it is worth in present conditions.

Make sure your are up for the challenge to tackle the short sale. In some markets fewer than 1in 10 ever make it to closing. In the Nashville market Short Sales tend to fare better, closing close to 1 in 7. Some lenders are more difficult to work with than others. Hopefully, your Realtor knows which ones they are.

If you are looking to take advantage of the Tax Incentives that are expiring on April 30th this may not be the route to take. Often Buyers do not hear from lenders for 60 to 90 days from the offer that they've made. Talk to a Realtor and get the best advice you can.

Selling your Home in Nashville TN - Are you Serious or Just Wasting Everyone's Time?

Recently I have begun to show a lot of houses. Buyers are trying to take advantage of the Tax Credit Incentive and are actively looking at houses.

Not a day goes by that I don't get responses from our request to show that "today isn't a good day for the Seller. Can you come tomorrow?" Or "The Seller has a dog and can't get over there to get it." Or "The Seller said you can come after 5 or one day next week" My favorite was a SECOND Showing on a property that had been on the market for over 400 days and we couldn't get in on Sunday afternoon because that was when their child took her nap.

The Nashville TN Real Estate market has not changed and become a Sellers Market. It's still a Buyers Market.

Some of these responses are for Saturday showings. Often they come when we're calling the day before. Really, in today's market can you afford to skip showings?

Sellers listen up here. Realtors work by appointment. If Susie Realtor has an appointment with Buyer Z for Saturday, that's the day they need to see your house. Sunday she's either with a different Buyer - with a different house criteria requirement - OR she's taking the day off to be with her own family.

If Buyer Z doesn't see your house and likes one of the homes he DOES get to see, you may have lost a sale! Do you WANT to move?

Realtors, have you explained these things to your Sellers? Do you review your showing information to see how often they turn down appointments?

Saturday and Sunday are the biggest showing days of the week. If you're leaving home, leave the house ready to show. When you leave for work everyday, leave the house ready to show. Don't ask the Buyers' agent to come some other day. It doesn't work that way. If you don't want showings, save everyone's time and just take your house off the market.

The 5 Most Important things that Sell your home, Part 2 - Condition!

Earlier this week I posted the most important things that sell your home. They were:

1. Location

2. Price

3. Terms

4. Marketing

5. Condition

Condition just couldn't be discussed in a short paragraph so we're dedicating this entire post to it. As Fred Carver commented in the remarks, condition can be discribed as Curb Appeal. Let's start there.

Curb Appeal - 1. Curb Appeal; The first impression your home makes on the arrival of any visitor. It's referred to as "curb appeal" in the Real Estate industry because many prospective buyers won't even get out of the car to look inside if they don't like your home from the curb or street.

You only get one chance to make a first impression. You want it to be a good one. So before you put the sign in the yard take a good inventory of the condition of the landscaping and the exterior of the house. Does the house, drive or walkway need to be pressure washed? Shrubs trimmed? Mulch. One of the best investments you can make.

Next stand at the front door. Count to 50 and look around. What do you see? Does the door need a coat of paint? Are there spider webs in the corners or in the outside lights? Make this area sparkle. If the weather permits, fill a large pot with seasonal hardy flowers. Plant something that's easy to take care of and will hold up in the climate temperatures.

Now it's time to clean the inside.

First start with general clutter. Rent a storage unit if you don't have anywhere to put things. Remember, you're moving. Start packing it up. Piles need to be removed. Floor space is a premium. Make sure you see a lot of it. Clutter also occurs on the top of the furniture. Sometimes you have too many "trinkets" or things on your mantle or other furniture pieces. A good rule of thumb would be no more than 3 items per surface.

Next, get your duster and go to the highest point in the house. Upstairs or the room with the highest ceiling. Dust the corners of the walls/ceilings removing any/all dust bunnies. Look at the walls for dust and basically work your way down the house. Then go to the light fixtures. Do they sparkle? Do the bulbs sparkle?

Important inside Rooms - Ideally the entire house is perfect. In lieu of perfect start on the Kitchen, Primary Living space, it may be a Living Room or Greatroom, and the Master Bedroom and Bath. These are your most important rooms. They should look, almost, like no one lives there.

In the Kitchen - clear as much counter space as possible. If you don't use it EVERY day, put it in a cabinet or on top of the refrigerator. The sink must be clean and all the sink "stuff" stored under the sink. Noone wants to look at your dirty sponge.

Keep the garbage emptied to eliminate any unfriendly odors.

Greatroom - See above paragraph about clutter and cleaning! The main living space needs to feel inviting. You want the Buyers to have a desire to plop down on your furniture and just stay! Make sure you don't have too much furniture in this room so that it looks crowded. If your furniture is tight, the Buyers will think that theirs won't fit either.

Master Bedroom -This is where you really want to appeal to the female that may be buying this house. This is HER retreat. It's worth the time and to make sure that the bedroom and bath have that "model home" look and feel. If you don't have a matching bed set, now's the time to invest in one. It doesn't have to be top of the line, but we're looking for a look here.

There shouldn't be personal things all over the room. The closet needs to be neat and orderly with the clothes hanging loosely. If they're hanging tightly, it will make the closet look small.

Master Bathroom - Whether your bathroom is the delux 400 square foot model, or a simple tub/shower combo with a single sink, some things don't change. Bathrooms are very personal. Nothing turns a buyer off more than to look at all your personal toiletries and belongings. Hang a nice set of matching towels that you don't use. Hook the ones you're using behind the door.

Each person should have their own little basket that will fit neatly under the sink. All of that person's everyday things should be kept in the basket. This way, you ready yourself in the morning and then store away your things under the sink. The sink and mirror should be wiped down daily to eliminate spots and soap residue.

If you have a separate shower with glass door and/or surround, purchase a squidgy at the local bath store. These will usually hang inside the shower. That way it's always available after a shower to wipe down the glass. Believe me this is easier and almost as effective as windexing the glass everyday.

A good Realtor will know how to navigate all of these issues. It's important that you Hire A REALTOR. Interview several. It won't hurt. Then you can compare marketing plans and their philosophy on how to sell your home. Hire a Realtor.

The 5 Most Important things that Sell your home, Part 1

1. Location - We've all heard that when it comes to Real Estate it's Location, Location, Location. That is very true. The problem is, we're here to talk about Selling Your Home. You already own it. We can't change the location. What we can do is focus on the other 4 items. They NOW become even more important.

2. Price -Start here. First do a Market Analysis of your neighborhood. What have houses in your neighborhood been selling for? How long has it been taking them to sell? How many homes are currently on the market in your neighborhood? How do you compare to them?

It's also important to see what your competition is in the surrounding neighborhoods. Depending on where your home is located, this can be a very easy process or it may need some in depth studying on the part of your Realtor.

When setting a price, it's important to remember that not only do you come to terms on a price with the Buyer, the home must also appraise for the sales price. If priced too high, you may not get any showings, causing you to be on the market longer than necessary. Price is where you compensate for any of the other variables that might make your property less desirable than another.

Pricing your home correctly in the beginning, usually results in you receiving the highest and best possible price in the end.

3. Terms - This covers several different things.

First is the availability of your home. Is it ready to show at a moments notice? Or do you require 24 hours notice AND want your agent to be present.

Next, what terms will you accept when you get to the contract stage? Can you be out in 30 days? Or do you need to find a home to buy before you can agree to a close date? Will you accept an FHA or VA contract? You have a lot of control here, but you can also hinder a sale by not being open for what the Buyers' may or may not need.

4. Marketing - This is where your Realtor needs to shine. Your home should be ALL over the Internet. 87% of all Buyers first see your home on some Internet site before coming to see it. You need multiple pictures that show the features of your property.

There are many different programs available to highlight the inside of your house. Every property is different and needs to be presented in such a way that it shows that which will create a need to see the property in person.

A good marketing plan will be customized to include a variety of ways to expose your home. It may include Open Houses, Realtor tours or lunches, print advertising in local papers or magazines and often a postcard campaign to surrounding properties.

5. Condition - This is the last item for a reason. When all of the above Items are done well the condition will determine if a buyer will purchase your property or not. Todays Buyer wants to move into a home with little or no fuss. There is an abundance of properties to choose from and it's very easy for them to move on to the next place. Condition is so important that it will be the Feature of Part 2.

Nashville TN Real Estate January Sales Increase 6%

Today the Greater Nashville Association of Realtors posted that property sales had increased 6% in the month of January 2010 over January 2009 sales. Many have been skeptical about how much the First Time HomeBuyers' Tax Credit was actually helping the local economy.

Sales had increased over 60% in November and that was very clearly a result of the Tax Credit.

The jump in January shows that local confidence in the economy is still strong compared to last year.

These numbers are significant because the unemployment rate hit an all time high of 9.4% in December. We will be watching the Fed, and whether they extend the tax credit OR extend the buying of the mortgage securities, any time in the next few weeks. As it stands, both expire.

Nashville TN - Now offering Free Bus Routes Downtown!

The Metro Transit Authority, MTA, recently announce the beginning of 2 new FREE routes in the Downtown area. The purpose of this is to serve those who work downtown Nashville, Tourists visiting Downtown Nashville, Students and Residents of Downtown Nashville.

The buses will not be the same as the regular MTA blue and white buses. These will have a special wrap that says that they are part of the Music City Circuit. Both routes will include stops at the Music City Central Station connecting to all MTA buses.

The Red route will travel from Bi-Centennial Mall to down around the Schermerhorn and Country Music Hall of Fame passing by Riverfront Station and several of the downtown hotels. The Blue route is referred to as the Gulch Route will pass by Hume Fogg High School as it heads east past hotels to the Riverfront Station. It will also go around the Country Music Hall of Fame and Schermerhorn to loop back to the Gulch.

Nashville TN is truly making itself a very user friendly city. Imagine being able to park at the Farmers Market, or stay at one of the many Downtown Nashville hotels and being able to ride the bus free to the many popular attractions downtown including the Frist Center for the Visual Arts, the The Country Music Hall of Fame or take in a concert at the Sommet Center.

Service will be available from 6:30 am Monday through Friday on both routes, ending at midnight to the Gulch and 6pm to the Farmers Market. Saturdays 11am to midnight on the Blue/Gulch route and 11am to 6pm on Saturdays.

How To Add This AddThis Button

Yesterday I read this post. I thought it would be cool to have a button on the bottom of my blog posts so people could share the blog with their friends.

Today I posted my listing - with the hopes that the Sellers or potential Buyers would send it to their friends and family. RJ's instructions were great!

How To Add This AddThis Button

I felt compelled to write this post. Despite many great blogs both ActiveRain and non-ActiveRain on this topic, I had a really hard time finding a straightforward how-to on how to install a social bookmarking AddThis button or ShareThis button. Most articles focused on the fact that it's a great idea to do this and without a doubt it is, but very few went into how to actually do it, and those that did were not specific for the html-challenged population like myself.

Social networking buttons are easy- facebook, linkedin, etc. Just create the button with a link to your profile. But connecting to Digg, Stumbleupon and the various other viral networking sites was a mystery to me until yesterday.

Connecting to these sites can be a big boost to your blog traffic. Most work on the same basic premise. Readers can "stumble" or "digg" your blog post, also called a social bookmark, basically giving it an endorsement where they can write a review and give the post a rating.

With enough hits, your blog post will begin to appear on popular lists within those sites, driving more traffic, and more diggs, etc. This is referred to as "viral" traffic growth. As more people become come to your blog post, the amount of diggs increases at a faster and faster pace as more people bookmark it. This can also lead to others posting links to your content or referencing your blog which will increase your Google ranking for both that post and your blog in general.

So then how do you do it?

The best way is to add a multi-functional button such as the button offered by AddThis. That way, you don't have to create links to each of the bookmarking sites individually.

So here is a step-by-step on how to do this. This is how I am installing the button onto this blog post.

1. Go to www.AddThis.com and get the html code.

2. Finish your blog and save as draft.

3. Re-Open Your Blog and go to html tab - Don't be intimidated!

4. Paste your code at the very end of the html.

5. Delete the "AddThis Button BEGIN" and "Button END" text.

6. Add your tags and categories and save your blog as public.

You're done! It's that simple.

The share button below will appear on your website and will link automatically to your specific blog post if someone likes it enough to bookmark it.
